Live the East Lincoln Park Dream With All the Bells and Whistles: 562 W. Arlington

This 2-bedroom at 562 W. Arlington in East Lincoln Park just came on the market.

Built in 1893, this building was converted to condos during the housing bubble years, in 2005, and has 4 units and gated parking.

This is the third floor unit and has 2 outdoor spaces,  including a front balcony and a massive rear steel deck with 350 square feet of space.

It has a south facing bay window and 2 fireplaces, including one in a den or reading nook.

The listing says the kitchen is “refreshed” with white cabinets, black granite counters and what looks like a white tile backsplash along with stainless steel Viking appliances and a wine refrigerator.

The front balcony is accessed from a door in the dining room.

The master suite has a walk-in-closet and an en suite bathroom with a stand alone shower and a white claw foot bathtub, along with a double vanity.

The unit has all the features buyers look for including central air, washer/dryer in the unit and gated parking.

The listing says the movie Prelude to a Kiss was filmed here. (Does this matter all these years later?)

Also, the listing says the seller is allowing showings to pre-approved buyers during the coronavirus shelter-in-place. There is also a video walk-through.

This unit is located on a prime vintage East Lincoln Park street near shops and restaurants.

This is a neighborhood that most would consider one of the prime neighborhoods in the city.

Listed at $650,000, this property originally sold for $625,000 in 2005.

Has East Lincoln Park been a good investment over the last 15 years?

Scott Curcio at Baird & Warner has the listing. See the pictures and floor plan here.

  1. It’s like, how much more white could this be? And the answer is none. None more white.

    Guess they’re allergic to color

  3. True. just change al the flooring to white epoxy/terrazzo and at that point they’d be better leasing it out as a surgical suite

I would imagine that with the stay at home lockdown, it would be very depressing to be stuck in a place like this 24/7

  4. Wow. I just think this is a lot for a 2/2 and they clearly overpaid and then once they stayed long enough to recover some equity they HAD to also refresh some things that must have been even longer in the tooth than those baths. I like it. You can add your own color. Some of the salmon finishes in the baths look extremely dated to me. The old office in the hallway is unappealing and I have to imagine in the time of COVID with a kid doing online school and two parents potentially working from home, this place isn’t too comfortable.

  7. This one has a lot going for it, especially the outdoor space and location. Not sure I’d call a wide spot in the hallway a “den,” but maybe it’s more apparent if you’re there.

Not sure who would buy, however. I guess a well-off young couple who’d move once they had a second kid.

With our kids basically grown up, and my wife and I both at or near 50, we’re looking for a city place in a few years, and we’re still on the young side. But eventually, all the stairs at a place like this might be a problem.

I’d also take the TV down from above the FP, but that goes without saying.

  8. So can I put my mac in a random wide part of my hallway and call that a ‘den’ now?

I have a lot of dens. So many dens.

Semi-private office. So long as everyone is in their bedroom, with the door closed, then you have privacy.

The “den” is where the fireplace is, in pix 23 & 24. Without the fireplace, it would be an ok open office spot; with the fireplace, it ain’t a ‘den’ or useful for much of anything aside from the nice amount fo light from those windows.
