Looking For A 2/2 With Lake Views? 5415 N. Sheridan In Edgewater

This 2-bedroom in the Park Tower at 5415 N. Sheridan in Edgewater recently came on the market.

We haven’t chattered about this building in a few years.

Park Tower is one of the larger buildings on the north side with 744 units.

It is a full service building with a doorman and a pool.

This unit on the 33rd floor has south facing lake and park views.

It has floor to ceilings windows to take in the views.

The kitchen has white cabinets and white appliances.

There is central air but no in-unit washer/dryer. Parking is rental in the building.

Are the views enough to sell this unit?

Michael Hall at Baird & Warner has the listing. See the pictures here.

Unit #3301: 2 bedrooms, 2 baths, 1250 square feet

  • Last sold before 1986
  • Currently listed at $275,000
  • Assessments of $795 a month (includes cable, doorman, pool)
  • Taxes of $2546
  • Central Air
  • No in-unit washer/dryer
  • Bedroom #1: 16×11
  • Bedroom #2: 13×10

  1. Gotta buddy who lives in this building, he own three units rents two that face west and lives in the east facing unit.

seems like a solid building and considering he throws parties once a month its a pretty sound proof too.

    but not in significant buildings.

  6. I like this bldg a lot for the views and prices. Personally, I’d want to be higher than this to clear the building next door. What do people think of the neighborhood these days? Are Kenmore and Winthrop still problematic? Still lots of SRO’s on those streets?

  7. little known mies fact: when they 860-880 apts were nearing completion they strongly considered painting the exterior yellow. apparently black won out bc the most durable paint, carbide something or other, was black.

for kicks you can read the above in cliffy clavin’s voice, but it came from a solid source.

  8. The neighborhood is mostly very nice from the 5200 block on north, but there are still a couple of “problem” corridor buildings on Winthrop. However, the neighbors are very proactive in pursuing bad landlords, and since an unfortunate episode a few months back on Winthrop that happened at a problem building in the 5700 block, have become pretty aggressive about getting remaining scofflaws cleaned up.

All in all, a very nice area. There is a new Dominicks at Sheridan & Foster, and an overall good vibe to the area.

  9. Thanks, Laura. This is seriously a building I’d like to consider one day for my wife and me. I love views, and we both want to move back to the city and live in a high rise. She’s more into vintage, and we’ve thought about the Edgewater Beach. We looked at places there about a year ago and liked a lot about the building.

  11. I showed the listing to my wife. She liked the unit but thinks the bldg is too modern, as I expected.

  12. Hi all! I just wanted to give a shout out for my building, since I love living here. I’ve been here for almost 9 years and I’m very happy with it! Some of the reasons: I never hear my neighbors (occasionally I’ll hear noise in the bathroom, since loud noise will come through the vents, but otherwise it’s so nice and quiet!), the building is on top of repairs that need to be done, our assessments stay fairly solid – they never go up more than a few dollars per year (and no special assessments). You will see that many of the people you talk to in the bldg have been here for years (some for 20 and 30+ even!). People are very friendly, and all of the staff are nice and professional, too. Plus, we have 2 workout rooms and a great indoor pool and hot tub, as well as a grocery store and dry cleaners. I can’t say enough about how much I love the place. I’ve lived in many apartments in the city throughout the last 20 years, and this has been my best experience.
