Looking for a Loft with a Private Patio? 1201 W. Wrightwood in Lincoln Park

This 2-bedroom loft in the Gaertner Building at 1201 W. Wrightwood in Lincoln Park came on the market in July 2020.

Built in 1926, the Gaertner Building has 24 lofts and attached garage parking. An elevator building, it was converted into condos in 2002.

This loft has exposed brick and ductwork with an open concept living/dining and kitchen.

The kitchen has white and gray cabinets, a breakfast bar, stainless steel appliances and granite counter tops.

There’s a master suite with a walk-in-closet and a master bathroom with dual vanity and walk-in shower.

However, it appears that neither bedroom has windows.

It has the features buyers look for including central air, washer/dryer in the unit and coveted 2-car heated garage parking which is included.

But for those looking for outdoor space during the pandemic, this loft actually has a private fenced in patio with new pavers and bar space.

Will the patio make the sale?

Courtney Welsch at Baird & Warner has the listing. See the pictures here.

Or see it at the Open House on Saturday, August 1 from 12- 2PM.

  1. Nice LR/kitchen area, but with no windows in the bedrooms, I can’t imagine anyone paying so much. Also, it says 1,557 SF, but the foyer – a room you’d seldom be in, takes up some of that. So it probably lives more like 1,200 SF.

  2. Also, what’s with the curtains in the entrance area? Reminds me of the inside of a hospital. I assume those protect privacy of bedrooms? But maybe I’m wrong.

  3. Imagine dropping 100k+ then paying $4k a month to sleep in a bedroom with no windows.

  4. This loft with private deck just came on the market next door to our building. A little blown away by the price:

  6. “I should have said blown away in a bad way.”

Why would it be “bad” for you if it sells for over a million?

    Nice loft.

  7. Sorry. I realized my comments weren’t clear. I really just meant to say I thought it was overpriced and was surprised anything in that building could be priced so high. Although the loft itself is nice, it’s not that nice of a building. But yes, it would help property values in our neighborhood.

You’d have to know the comps in the building and neighborhood.

  9. Paying over half a million for borrowed light in both bedrooms…no separate place for a desk other than a bedroom… and the “developer special” original salmon tile and vanity in one bath…. Locking up over $100K in equity for an indeterminate period for the privilege of taking on a $3600 monthly nut for this…..are these people on crack? You really can do better than this by renting. Seriously buying this at this price point makes zero sense. $450K tops for this or the buyer needs their head examined.

  11. And for crying out loud…how many years have they suffered with the wrong height bar stools at their kitchen island? Between that and the two desks crammed into the other “bedroom” this place is giving me the heebiejeebies. LOL.
