The kitchen continues the minimalist look with just the lower level cabinets and what looks like a half-sized mini-fridge (if anyone can tell any differently- please let me know.)

The kitchen also doesn’t appear, from the listing pictures, to have a dishwasher but maybe that is the angle of the pictures.

It does have other features buyers look for including washer/dryer in the unit, central air and one gated secured parking space.

This building is in a tucked away location near the railroad tracks and Ogden Avenue in West Town.

The loft is currently listed $39,500 above the 2005 price.

  1. This is a cool & understated location, near the West Loop/River West. Bring a car, however, even the new Green Line station at Lake/Morgan is 7-8 blocks walk. Grand Ave. blue line stop isn’t that close either. Great unit & finishes, large square footage (1,400 sf), but only one bedroom. $200 psf does it? If it had another bedroom it would fetch over $300K.

  3. I love love this one. Now this is what I call a loft. It is not just a pathetic condo with some ducts showing up here and there. It actually has the high ceilings and the feel of a loft.

  5. Beautiful apartment, but at 1,400 sqft and that price point, only 1 bedroom and 1 bath is impractical. Location is also inconvenient to public transportation.

    However I have not seen any bargains in this area. It’s hot.

The target market for this is someone coming out of a small, low-ceiling, standard-issue 1bd/1ba in a high-rise, who is sick of the people, elevators, garages, congestion, noise, etc. Trains notwithstanding, this place is in a quiet & private zone in the city, yet still close to everything, plus easy driving access to plenty of main arterials. Sell this to someone sick of River North and the sirens and noise, sick of seeing a hallway that looks like a hotel.

  8. Love it except spare me the price (hot or not there is alot of inventory) and spare me the spiral stairs. And if the bathroom is up the stairs–do your guests climb up there to use the loo? Or do you climb down in the middle of the night?

  17. Love this space, either a second bathroom or second bathroom would be ideal, as dropping 350k for a 1/1 in this area seems like a lot. Not sure if I like the tub though, seems a little odd and out of place. Is there a shower head there or no? Or even glass protecting the bathtub?? I know it’s going for that modernist aesthetic but that seems a little impractical.

  18. This place would appeal to a very specific buyer. I can see a perpetually single guy/gal buying this place. It won’t sell to a typical chad/trixie type looking for a starter home for a couple of years.

  24. This is a lot better than I expected, but I still think that it would be a tough sell anywhere above $295k or so. It’s looking for a pretty specific buyer, and even THOSE buyers are going to want a full-size fridge and an oven. Can you even get a mortgage on a place without an oven, generally?

  25. cool space for a specifc buyer. i think this is very close to the Waste Management facility right off Racine by the Metra tracks. I used cut over on Racine a lot to avoid Ogden and remember there being a pretty bad smell a lot of days – and trucks dropping/picking up roll off dumpster containers at all hours.

    OTOH, not every square block near downtown has to be gentrified/yuppified/starbucked. This area has some neccessary industry that can’t move.

    i’m with ya – it’s city living, and I’d take it over sleepy suburbs any night -but personally, i’d rather smell Blommer’s chocolate over WM stank.

  31. A lot I like about this. If this were 2BR I would have leapt on at least taking a look.

    I don’t think 350K is a disastrous price though I think 315-320K would be more realistic. There does need to be more kitchen (oven, fridge, etc.) and having just a bathtub may be a minus for some buyers.

    But I’d rather wait a few years and pick it up for $200 or lower in cash.

  36. Like Brad F., I love the space. This is the ultimate bachelor pad, perfect for me and my dog. But man I can’t see forking over $300K for a 1 bedroom in this market.

  37. Blommer Chocolate’s biggest pollution is not the nice smell, but the noise. I’m pretty sure they operate 24/7 and that factory is loud. I spend time at the new park across from the Jewel and K Station apts. It’s loud. It’s a cool park however, with two trains running on both sides, swinging singles in/out of the new apt. tower, dogs, kids, and you can see the Sears Tower etc. With all the smell, noise, commotion, views, etc. it’s a super-cool urban park unlike almost any other in America.

  39. So Smooth Move Groove is hankering for some cheap chocolate? I guess Vosages is out huh since you can’t get free samples? Don’t worry, things will get better and the fast food business will pick up dollface. In the meantime, you can grab some M&M’s across the street at Jewel. Luigi, that is a nice park…I don’t know if I’d compare it to every park in America but it does seem to serve every demographic in the area.
