This 3-bedroom townhouse at 3147 N. Honore in North Center recently came on the market.
Is this Roscoe Village?
I’m not sure where that border is but the property is listed as being in North Center, and not Lakeview, but it’s on the border of Roscoe Village, either way.
Built in 2006, there are 14 townhouses.
The listing says this townhouse now has hardwood floors throughout.
The first floor has the parking and the family room.
The second floor has the living and dining rooms as well as the eat-in kitchen which has dark wood cabinets, stainless steel appliances and granite counter tops.
Two bedrooms are on the third floor, with the third on the fourth floor. I’m not sure which one is the master suite, but it has an attached bathroom with a double vanity.
This townhouse has a private rooftop deck with city views, which is also on the fourth floor.
It has central air.
But it also has a feature which is rare for most townhouses: 2-car attached garage parking.
Three bedroom townhouses were hot in the recovery after the housing bust.
Are they still the first choice for those priced out of single family homes in this neighborhood?

Pleasant enough. Looks like all original, so will need to replace most of the appliances (and prob HVAC) pretty soon. Thar vanity cabinet in the 2d bath looks like it needs some help right away.
Wonder if most of the units in the complex turn every 3 years, too, or just this one.
good lord this has to be one of the ugliest townhouse complexes I have ever seen! Curb repellent!
Also this is one of the most 2005 looking homes I have ever seen, its got it all… stainless appliances, cherry floors, dark granite countertops with maple stained cabinets, the slate tile in the shower, bold color paint in the powder room, jeez its just so perfect!
Seems like it checks most of the boxes, though I’m not a big fan of open floor plans. Not a lot of personality, though. Roof deck and 2-car garage are nice perks. A few blocks to Roscoe, but Belmont has gotten a lot nicer over here the last decade or so, and you’re also not far from Whole Foods. People wanting to raise kids in the city could probably do worse than this.
This is NE NoCoCo to me. I don’t mind these places, but they do seem to linger on the market to my recollection.

If Jahn ever turns into a desirable CPS elementary, that impression could change. Guess that largely turns on who ends up living in Lathrop and if they go to Jahn, as Jahn is only about 60% of capacity now, and few kids from the A-A actually attend.
The price seems a little high for the finishes and school district. I think Anon’s comment about mechanicals/appliances is spot-on (I know unfortunately from experience). I would guess it would take $50-75K to update kitchen and bathrooms and replace some mechanicals. If this were shifted a block or two to Burley or Audubon, the price would be very different.
I wonder what the designers of the complex were thinking when they added the pitched roof-set-inside-a-mansard-roof detail. That IS SUPER HIDEOUS. Otherwise, the bits of this complex with the flat roof line are decent enough looking an the entries have a definite prairie-style flair and are quite attractive.
That said, you get a lot of space as compared to other town-homes with a similar bed / bath count. Agree that the mechanicals are nearing the end of their useful life and the finishes are not up to current standards – – but they are entirely serviceable and wouldn’t need to be done at once. The HVAC might be the one thing I would say definitely take care of before moving in because those guys are loud!
Given that apparently one doesn’t actually want to raise a family in this location due to the schools, I agree they likely need to come down in price. There are other very similarly laid out units in hipper locations that albeit slightly narrow compared to this one, are priced in the realm of $100K less – – which cannot be ignored. My guess this sells for similar to what the current occupants paid if not a hair less unless some folks who like these folks, have no intention of staying long enough for their kids to be school-age buy the place. Then they will be gambling that we are in a strong economy when they want to sell and move to the burbs.
I actually really like the fireplace here and the fact that there is a separate space for the TV that is NOT ABOVE THE FIREPLACE.
You could easily get another 5 plus years out of the HVAC, the kitchen and baths (except appliances which I’d plan on doing sooner) are good for another decade plus. Not everyone wants or needs the latest finishes,especially when the currently in look (white/gray BS) is boring and already long in the tooth. Hot water heater and any sumps or ejectors are the real must-dos.

Or it could be 100% shot. Depends on whether the builder used the cheapest, or something decent. No way to know w/o inspecting it.
Agree on the rest of the finishes, tho, with the exception of whatever is wrong with the cabinet doors in the 2d bath.
I firmly second The Cat’s opinion about the architecture. The prairie style part is fine, but that other part is definitely hideous.
I hadn’t thought through the school district questions. Shows that I’m getting older (one kid in college, one in HS). Obviously if we were a young family moving in the district is a huge factor in the choice of location. I hadn’t realized this district was a lesser one.
