  1. I’ve always rather liked this place, but I wonder how the soundproofing is. This interesting complex is so close to the el tracks, you could just put a plank out your window and flag the train down with your flashlight. Without soundproofing the place is unlivable. Believe me, the things sound like they are running through your living room in a building this close to the tracks and they run every 5-15 minutes, 24/7.

    It’s also pretty convenient to a lot of shopping and all the grocery stores, to the Thorndale el stop, to the lake and to Andersonville. The neighborhood is safe, beautiful, and interesting.

    It might be overpriced, judging by what the beautiful 3-2 in Lincoln Park sold for, that Sabrina featured a couple of days ago. Based on that, I’d say $225K is top dollar.

  5. Cool space. I liked the other unit that was featured in CC in this building… could have been about 1.5-2 years ago now, and I think I like this one even better! I think $300K is realistic.

  6. while the interior is nice albeit narrow, I hate the top floor buildout and those god awful wire supported balconies, what eyesores!

  8. I always liked this building…but I could not believe how expensive they were when they were converted. I was amazed they sold then, and I am pretty sure they have further to fall than this!

  10. Cool space and a fun enviornment! More people should move in to great buildings like this. It sure beats those 2001-2010 p.o.s. cinder block and drywall condo structures that were mostly built by a pick-up truck day labor and a mediocre trained sub contractor brigade.

  12. People complaining about gunfire near the Thorndale stop is always a big selling point. I assumed those were all Section 8 rentals around there. $100k final offer.

  13. There was a shooting in the alley almost due west of here last year – nigerian drug dealers. I think someone was shot just east of here on the street – can’t remember which corner. However, it’s super convenient to the 36 bus and Father & Son Barbershop though. The area really went down when all the investors bought condos and had to find rental tenants (like Loyola students, etc rather than long term renters).
