What’s with the massive price increase since 2015? I don’t see any evidence of work justifying it…OK place but the price seems high. Good, but not great, location and I’d be a little worried about Burrito House smells.
Good luck getting a small condo association to maintain that terrace properly if it is a limited common element.

While I often question the valuations implied to outdoor space, I do think that the terrace v balcony is ‘worth’ ~$30k extra here–at least in the ask price.
That is one of the most anonymous-looking buildings I’ve ever seen. Maybe the interior is great, but the exterior sure makes it hard to get excited.

Hamilton Elementary is getting HOT. Enrollment has doubled since 2010. I bet that explains a lot of the price increase.

Also – what a LAZY listing. At least move the cords out of the picture, and relocate the bag of potting soil and the stepstool.

It IS the market. These folks would be *insane* to not ask for some premium over the 302 closing price–a price which is definitionally “the market”.

That’s not really what I meant. I’ve been in a condo with a very private rooftop deck, and there are certainly other ways to create privacy in outdoor spaces. This one has limited options because of the people above the unit.

There are two balconies overhead, and two next door–If a SFH backyard were between two 3-unit condo buildings, it would be basically the same. That’s city life–I think having the space is more valuable than not.

Oh, come on! If there were an SFH between two 3 unit condo buildings (with balconies that directly overhang) you’d be the first to complain about it and you’d be right. This is like having an upstairs deck right over your SFH backyard, except someone else uses that deck, smoking, cooking picadillos, bouncing balls, etc.

You like to argue, but that wasn’t the point of my comment. Yes, that you can see over a 6′ fence makes your neighbors’ backyards not private, or at least less private. They probably wish you would stop doing that too!
