Looking for that Unique Duplex Loft? A 2-Bedroom at 1133 S. Wabash in the South Loop

1133 s wabash

This 2-bedroom loft in the Cosmopolitan Lofts at 1133 S. Wabash in the South Loop just came on the market.

This industrial building was constructed in 1908 and now has 49 lofts and an indoor parking garage.

The listing calls this duplex loft a “one-of-a-kind.”

It has many authentic loft features including exposed brick walls, timber ceilings and beams and industrial windows facing south and east.

There are two balconies that the listing says have lake views, one in the master bedroom and one in the living room.

The two levels are connected with a floating steel and matching oak staircase with glass panels.

On the main level is the living/dining and kitchen.

The kitchen has custom Bulthaup cabinets with integrated Subzero, Miele and Wolf appliances.

The two bedrooms are in the lower level with the second bedroom open to the staircase (see the floor plan for details.)

This loft has 5 1/4″ rift sawn White Oak floors.

There’s a Lutron Grafix Eye lighting system and a 2 zone HVAC.

There are acoustical panels.

The bathrooms are finished with Robern vanities and concealed tank Geberit toilets.

There’s a Miele washer/dryer in the unit integrated with custom cabinets.

The loft has central air and one garage parking space is included with a second available for $35,000.

Will this unique property sell quickly in this tight market?

Mark Miles at Dream Town has the listing. See the pictures and the floor plan here.

  1. So the larger of the two bedrooms has a staircase in it and you have to go through that bedroom to get to the master?

  2. Would think the market is pretty small for a 950k condo without 2 enclosed bedrooms. Styling choices just look odd in a exposed loft unit too

  3. I think the finishes are beautiful but this is not a two bedroom. This is a swanky large 1-bed +den/office with space for the occasional guest – – in fact it looks quite odd to have the guest bed made up and ready to go. Should just have a sleeper couch there.

Otherwise, wow. Gorgeous….overpriced by quite a bit, but gorgeous. Love the kitchen with the exception of the cooktop (prefer gas) and I cannot tell but it does not appear to have any venting over the cooktop which is a kitchen fail.

  5. If you wanted to, i guess you can put up a wall that runs parallel to the stairs and have a doorway leading into the 2nd bedroom along the window wall. The existing bed headboard would be against the new wall. It would ruin the open, airy concept that’s here now but could work.

  6. If you live here with someone else, you’d better like their company. Everything looks so open. Not much chance for privacy, though at least there are two floors. Building looks kind of strange all by itself. And it’s a stretch calling that a “lake view.”

  7. Those stairs look steep.

  8. I looked at this the other day. My thought was that the outdoor space would soon disappear. Isn’t there plans for a building on the Michigan side. Seems vulnerable to pay that price for a threatened view that will kill your resale value.

  10. No one wanted to point out that this thing is maybe 15 feet above the pool and deck area?

So you’re going to be listening to all the kids playing all day in the pool. And then at night you’ll probably have annoying wasted drunk people. Oh and you’re gonna see people sneak out and try to fuck in the pool. Guarantee it.

And you have a front row seat to this.

Also the assessments are just too much.

    Lol. And?

Ever live in a high rise in Streeterville or River North?

Many of them look directly into other buildings, rooftop pools and into hotels.

I once saw a guy walking around his unit naked nearly every day for 2 years (love floor to ceiling windows.) And don’t get me started about the HOURLY users of hotel rooms all over River North and how they don’t pull the window drapes or shade. Ever.

This view is far from the worst I’ve seen.

Downtown is pretty dense. You’re going to be living pretty close to a LOT of people.
