It also doesn’t have deeded parking but the listing says there is tranferrable tandem leased parking available for $100 a month. But in this location, who needs to have a car?

The listing says the kitchen has new stainless steel and granite counter tops.

    Add in 231 sq ft for the living room and 48 for the kitchen and you get 488 sq ft. Looks like you have 462 square feet of bathroom, closets, and hallways!

    I know this is common, and I know this is basically the same size as any of the 25+ 1 and 2 bedroom condos I just looked at in this area… but it’s just ridiculous to call this 950 sq ft. After realizing this I totally see why most places don’t include square footage in the listing.

  7. Sounds like a one bedroom apartment they threw in an extra wall to further subdivide it and claim its 2BR. 950 square feet & $400 monthly nut before mortgage = epic fail.

    Uhh people that have to drive to work? People who like the freedom of a car?

  8. Anon, it’s not just the AV that counts, it’s the tax levy that determines the draw – and I know you know this. : )

    Yeah, I was agreeing (if that wasn’t clear); I expect the tax rate/levy/whatever-you-call-it to be higher this year, so anyone with an AV that increased much will have a *much* higher tax bill, while those with decreased AVs will see much smaller increases (or, possibly, decreases, if the AV decrease enough).

    I just checked my last two tax bills–from 07 to 08, my taxes increased by 5.5%, with the same AV. While I expect the increase to be greater than that this year, were it the same increase in rate, this property would see 21+% higher taxes (a bit over $3k), which I see as their *floor*, probably by a significant amount.
