Looking in Lakeview? 8 Condos Listed on the Same Day in 3033 N. Sheridan
8 units in 3033 N. Sheridan in East Lakeview recently came on the market on the same day from the same seller.
All of the units were 1-bedrooms.
Each listing says “$5000 closing credit on all contracts before Dec 31, 2015.”
It looks like the seller is trying to sell 11 total units, however, including at least one 2/2.
Some units have been on and off the market over the past year.
Take Unit #403, for example.
It looks like it has been completely remodeled with new hardwood floors, granite counter tops, stainless steel appliances, a tile backsplash and porcelain tile in the bathroom.
It has an in-unit laundry hook-up, wall air conditioning and parking is available in the building for $35,000.
With inventories near all time lows, is now the perfect time to be listing a dozen condos for sale in a prime neighborhood?
Also isn’t buying one of these units much cheaper than renting in this location?
Tim Knipper at Conlon has all the listings. See the pictures here.
There’s also going to be a mass open house of all 11 units in the building this Sunday, Nov 8 from 12 to 2 PM.
Unit #403: 1 bedroom, 1 bath, no square footage listed
- No prior sales price- sold in a special warranty deed in October 2011
- Originally listed in May 2014
- Currently listed for $224,000 (plus $35,000 for parking)
- Assessments of $318 a month (includes water, doorman, cable, internet, lawn care, scavenger, snow removal, exterior maintenance)
- Taxes of $1789
- No central air- wall units
- Laundry hook-up in the unit
- Bedroom: 15×11
wow the inside is much nicer than I had expected, outside looks like a russian apartment building
This is clearly an investor cashing out, or the person died and the estate is settling up and nobody wants to manage a landlord business
“This is clearly an investor cashing out”
Probably this investor:

So today can we discuss recommendations for a good washer/dryer combo? both brand and perhaps best place to purchase?
seems like he’s going to do pretty well on that investment huh
lol @ DZ I recently purchased one of these

seems to do the job pretty well although its not super big, space was a factor in the size I could get

@sonies, that type screams apartment or condo living.
I’m looking for a more family sized front load type. I almost jumped on those Samsung ones with the built in sink because Home Depot had a sale but I didn’t want to get stuck with a novelty item in case those sinks are more trouble than they are worth.
“the built in sink … a novelty item”
That’s what I think it is. I very, very rarely find the need to pre-scrub anything, but maybe we’re just exceptionally clean.
@Icarus, while yes, it does, the clowns that designed our place only left 30″ of depth in the laundry “closet” most washer/dryers are quite a bit deeper than that considering you need to run a dryer hose out
Don’t ever, ever go with a front loading washer I was told by multiple people even though they look pretty, they are a mold problem waiting to happen IIRC no matter what you do, they get moldy eventually

Nah. Unless you are completely opposed to chlorine bleach.
Definitely took a while to get it sorted out, but between the tablets and white vinegar (HS don’t mix that with bleach!), my frontloader is fine now. The tablets work well but just remember to put them directly into the washer, not in the soap drawer.
I have owned three stackable front loaders and only one had a problem – a cheap Kenmore that was there before I moved in. I have never had a problem with my newer stackables.
Wow, that’s quite an upgrade since my wife lived there, when it was still rentals… she moved out in 2005, and they did the conversion not too long after that. I remember seeing they did some shady stuff during the conversion, like turning the dining alcove into a 2nd BR in some units. Then the developers got caught by the real estate bubble… appears they sold in bulk to get out.

Can’t believe sonies would remem because that’s not his MO, but I think I did once confess i kept pretty much my entire wardrobe in a stackable washer/dryer. Dirty clothes in washer, run washer when needed, transfer to dryer. And repeat.
