  1. This place probably had a great lake view in 1969, before the monster 56 story Park Place Tower was built in 1971 next door. Suddenly, a 30th floor penthouse would not seem so high.

    It’s a nice unit. The amenities are nice too, but don’t come cheap.

    I had a friend in this building. He complained that with nearly 450 units, there was always a few units being renovated at any time. With the noise of construction echoing throughout the building, working from home was not an option.

  2. I know little about the building, but I believe it’s almost all 1 and 2 BR units, and the average asking price of the other 12 units currently for sale is $201,000 (range from 165K to $279K)

    So, this is beautifully redone and nice space and views, but over 4X the average price in the building, which will (imho) make it tough to sell at the asking price.

  3. Maybe somebody that currently loves living in this building and has a large sum of money wants to upgrade. Otherwise, I’m not sure why you’d want to move in there at this price point. As JAH pointed out, most of the units are 1/3 of the price of this one. Plenty of cool options at that price and assessment level.

    Why would it “echo” throughout the building? It’s likely all concrete construction, given the building’s era. So unless you were on an immediate nearby floor, you’re not hearing much.

    That is one of the benefits to being in these older buildings, in my opinion.

  5. I don’t think this listing has enough pictures of the sky. Sure they showed a rainbow, a dramatic sunset, a regular sunset, a dark cloudy sky, but what about lightening? How about a regular rainstorm? What about a blood Moon? The dead plants on the balcony are great. Good move not to move dead plants out of the photo. Keeping it real.

    I have no idea, but that’s what he said. I worked from home in a concrete construction building for a while. I definitely heard a fair amount of hammer drilling and jack hammering that came from much farther than one floor away. My guess is that kitchen/bath wall and floor tile removal would be a likely source of all that noise.

    Ime sounds of rehab construction travel through building ‘chases’ (the hollow spaces where plumbing & heating pipes as well as electrical conduits are contained for distribution throughout a highrise) as well as through the building’s vents.

  8. I too live in a vintage building (concrete frame and steel joists with hollow clay tile construction) and when there was ‘hard-core’ renovation, tile removal and the like, going on four floors below it sounded like it was in my unit or coming from above at times.

    Concrete transmits those noises, especially with vibrations, whereas regular talking, music, etc, might not be bothersome.

    Friends of mine used to live in this building, I don’t recall any complaints, but for some reason we took the stairs and, while clean, they looked like they had been used like dorm stairs would have been; a little graffiti, spray paint scars, etc. I don’t know if this was from it’s rental days or more recent.

  9. This was not a combo unit but rather a custom layout when the building was built. It is the only one of its kind in the whole building. Essentially it’s the 15 &16 tier combined less some space on the 16 unit. IIRC this was the owners unit when the space was developed. When converted the original owners kept thst unit in the family.

    I owned one of those units years ago. My first condo in Chicago. Building was old but well run at the time. Definitely had a rental population as many units were rented out by owners who had moved on in life to houses etc. There was a lot of construction back then but it did not bother me even when in close proximity to my unit. On the plus side they are small units so new wood floors or some other noisy project would come out and go down In one or two days.

    The views are amazing. And the cross ventilation of this space incredible. Because of the bend its south and west views from the kitchen and east and north views from the bedrooms were amazing. Rarely used the AC and need for heat was minimal and not expensive.

    Add in the Tennis, pool, workout room, and bbq deck and it’s a decent place to live. Not sure on that price but if you are LGBTQ or LGBTQ friendly this will be a showplace doe an entertainer.
