Million Dollar Price Reduction in The Heritage: 130 N. Garland

I last chattered about a penthouse unit in The Heritage at 130 N. Garland in Millennium Park/Loop in September 2007.

I commented that the $4.4 million asking price was a new price point for the Millennium Park area, if they could get it.

It has since been reduced by $1.1 million.

  • I couldn’t find an original sales price
  • Was listed in September 2007 for $4.4 million
  • Currently listed for $3.3 million includes two parking spaces but two more available
  • Assessments of $2934 a month
  • Listing states over $400,000 in upgrades
  • Koenig & Strey has the listing

  2. 4 car parking? That’s pretty silly, how many licensed drivers are likely to live in this thing?

  3. Lots of people who buy $3mm+ homes like to own more than 2 cars. I’ve met or worked with about half a dozen people who own over 10 cars and leave a couple in their office building garages all the time b/c there isn’t space at home.

    Also, it gives house guests (e.g., their kids) a place to park.

  4. Anon’s right, my brother’s in-laws have 3 parking spaces in Manhattan. High networth individuals live much differently than the typical American. I get to stay in their brownstone when ever I like; why because they only spend around 25% of their time in NYC.
    The house sits empty most of the time.

    You could mortgage $400,000 with that assessment!!
