Modern Mansion Directly On Lincoln Park Goes Into Contract After 3 Years: 2474 N. Lakeview

Most of us have probably passed by the 3-bedroom modern mansion at 2474 N. Lakeview in Lincoln Park at some point.

It is one of the few single family homes that sits directly on Lincoln Park.

The home has been for sale for over three years.

In that time period it was reduced just $875,000.

It has finally gone under contract.

Designed in 1991 by architect Perry Jenke, the glass and steel home has a 42 foot high center atrium. The listing says it was designed to display an art collection.

This sale, if it is completed, would be among the most expensive properties to sell in the city in 2009. Is this a sign that the luxury market is re-awakening?

  1. Well if this isn’t motivation to strive for the $1MM/year pay grade, I don’t know what is. Beautiful house. No comment on price, as a comp would be difficult to find.

  5. Having seen this house in person, it is grossly out of place for the neighborhood. All of the surrounding homes are traditional old architecture.

  6. This house is in a totally different league than the relatively cookie-cutter $3 MM homes elsewhere in Lincoln Park/Depaul.

    The lot (though irregularly shaped) is, I believe the equivalent of a double lot or more, is located on the Park & lake front; I think the land alone would be worth 3 or 4 million. Then you have a house with unique, high quality architecture and finishes.

    The taxes actually look quite low for the value of the house (other $5 MM homes in the city can have taxes approaching $100K)

    If someone bought it for under $5 MM, they got a pretty good price.

    But back to the house…nice place, too bad the new owner will also have to wait over 1200 days for a buyer when it comes time to sell.

    Absolutely. I’ve passed by this house frequently over the last two years and wondered when it would finally sell. Top quality for a top price, but worth every penny.

    Besides reduce 875k, I wonder what else they had to do to get the job done?

    Listing sez “48 X 100 X 125 X 18” where std lot is 25 x 125, so I’d guess more like a lot and a half.

    Just checked the assessor’s site–it says the house sits on three PIN lots totaling 4672 (/(25*125) = 1.495) and the house SF is listed as 7396, which excludes any basements.

  16. I believe that this home originally hit the market 4 or 5 years ago at something like $11 million, at the same time the Wrigley Mansion next door was also listed sporting an eight-figure price.

  25. This place is all about uniqueness and LOCATION.
    I have no clue if 5mil or 10mil is a good price for this? its all about how bad someone wants it.

    I know modernist thing is everything is white/neutral but to me it just feels to instatutional and cold. I want my home to feel warm, welcoming, and peaceful.

    Given my experiences with open wifi around Chicago, I pretty safely presumed there wasn’t any. Altho I’m certain that someone will now point to some playground somewhere with a robust, open network.

  29. Whatever happened to Perry the architect? Looks like he cribbed his house design directly from Ron Krueck at Krueck & Sexton firm, his former IIT professor, who was designing homes exactly like this one at that time. New owner will forever be explaining “No Krueck didn’t design house, somebody Jenke did”. Suspect it will be forever known as a Krueck house once removed.

  32. This listing began in June 2006 at $6.95M, not $6.575M. Prior to that, it was listed from Feb 2003 to Jan 2004 for $9M.

  35. Perry Jenke is a very talented architect. He left the architecture firm after designing this house for a much better paying job in a related area. He is in his own league as is Krueck.
