We’ve chattered about this 2-bedroom fee simple townhome at 1616 N. Larrabee in Lincoln Park several times over the past year.

It is still available and is now listed just slightly over the 2004 purchase price.
If you recall, the townhouse has amazing outdoor space with a 900 square foot private patio.
It also has its own garage, all new hardwood floors throughout and a new roof as of 2006.
Is this property finally priced right?

Given that I threw up in my mouth while flipping through the pictures of the Bridgeport place and I’d be ashamed to admit to anyone that I had an above-ground pool (not exactly a status symbol), I’ll take the LP townhouse for $475 Alex.
This is a nice place in a great location. Getting closer to being priced right.

I’m sure just about everyone that could afford so would do so… that house in bridgeport was a piece of crap
I think it would do better at 499 than 510. 499 is a huge mental number. With that said, If I were a dual income household….I would be all over this. WANT.
The pricing of this property is the definition of chasing the market down.

I think this place looks great. 510k? eh, but definitely getting pretty close as it is a far better space than you see with a lot of the multi-unit condo bldgs, and no assessments is a very attractive to us cheapos out there.
Nice place, but I’m not sure it has enough ceiling fans.
stop hating on Des Plaines, they wouldn’t have that non-inviting wall. plus it wouldn’t be that expensive either. like 400K at the most for that space.

This place would be $200k tops purchased in foreclosure, $300k+ during the boom; lots of townhomes in des plaines as short sales, foreclosures.
Anyone else notice that there is only 1 door into the master bedroom (with no door knob!). Does this not have a ensuite or do you walk through the bathroom to get to the bedroom? Anyone been to the property?
I liked the place in bridgeport groove. reminded me of new orleans for some reason. but i’ve never been to bridgeport so i cant say for sure.
That was inspected a few months ago and the prospective buyer passed on the deal subsequent to the inspection/report. Numerous issues.
How can there not be an assessment? From the first picture it looks like they share a garage and roofs with other neighbors. Does everyone “do their own thing” when they choose? What happens when a fence rots and falls apart? No maintenance company to keep the curb area clean? Who shovels the sidewalks?
Most fee simple townhomes are part of an association and pay an assessment (although it may be low)to maintain certain areas and have reserves and rules for owners to follow.

Same thing that happens in any neighborhood of SFHs?
There are probably covenants governing all of the genuinely shared issues, which probably includes roofs, but may not include fences.

Do many people in the city put up xmas lights? I thought that was mainly out in the burbs.
This place is suffering from horrible curb appeal and there isn’t a whole lot that can be done to fix it. Looks completely out of place in the city. Looks like it should be on Golf Road in Skokie or something. Unfortunately, when places that look better are also on the market in record numbers, it makes it hard for something like this to get any love unless the price is cut massively.
I wouldn’t have paid the ’04 price either.
WTF – Yeah, I put up lights, and I see a few buildings/houses doing so in the neighborhood. I think it’s festive.
I did so, at least on railings and fences, even when I rented though.

It’s 1/3+ in the few blocks around me. It’s easy to have decorate to a reasonable level in the city–5 or 6 strands of lights is “a lot” with a 25-30′ frontage.

i dont want to answer that as i took flack for the above ground pool i may be putting in.
