Nearly Two Years Later and Reduced $354K in Lincoln Park: 2427 N. Marshfield

This 4-bedroom single family home at 2427 N. Marshfield in west Lincoln Park has been on (and off) the market for nearly 2 years.

It has also been following the market lower as it has now been reduced $354,000 from its original list price in July 2007.

The house is also now listed just $9,000 over the 2005 purchase price.

The listing calls it the “best value in Lincoln Park.” The kitchen and baths have been renovated, it has central air and a 2-car garage.

Is this a single family home at a townhouse price?

Ayoub Rabah at Great Street Properties has the listing. See the pictures here.

  5. Yeah the exterior is more than a little plain/ugly. But I can’t see why it isn’t selling. There must be something wrong with it I can’t quite ascertain to see why it isn’t selling at its current ask price.

  6. Gotta love the basement full of kids crap, and another bedroom full of kid crap… how much crap does a kid need? Just park his butt in front of a TV like everyone else does…

  10. LOL. These guys epitomize chasing the market down.

But, I feel like it can’t go much lower than the 2005 price.

  11. When I went to the Coldwell Banker site and searched for this property by address, it popped up as a 5k rental, not a sale property.

  13. “$700k for a mediocre house.”

$400k for an LP lot in a below average location and $300k for the house. Bet they’re kicking tehmsleves for putting in the $6k refrigerator.

Square-footage- and garage-wise, it might rank in the 600s.

But I’m just not that into this.

  15. Dryvit over 20 year old brick is probably hiding something….e.g. the brick was going bad and slapping up Dryvit was cheaper than fixing it.

  16. I give them points for having the Cindy Crawford furniture line, otherwise I think it is a pretty bland place…wow listen to me, I am beginning to sound like other Crib Chatters…
    Did I just say that???

    Ummmmm nice place….

  17. I fixed the link- thanks. The listing was withdrawn this morning and it was re-listed for $1 less (the old real estate trick of lowering the price, re-listing and then it’s a “new” listing.) That’s why the prior link didn’t work.

I’ve seen more and more of the $1 reductions lately (also $10 or $50).

And yes- it’s also listed for rent for $5000 a month.
