Need 4-Car Parking and an Elevator in Your House? 1324 W. Webster in Lincoln Park

This 5-bedroom single family home at 1324 W. Webster in Lincoln Park came on the market in February 2020.

If it looks familiar, that’s because we chattered about it when it was on the market in 2017.

Back then, it was listed for $2.999 million and many of you thought the price was too high for a home this far away from the lake.

If you recall, this house was built in 2007 on a 24×120 lot on the corner of Wayne and Webster.

It has upgraded millwork and custom wall finishes.

The eat-in kitchen has white cabinets, stone counter tops and high end appliances along with a great room.

The master suite is on the second floor and has dual walk-in closets and a luxurious spa bath with a steam shower, soaking tub, heated floors and a private terrace.

The second floor also has two other bedrooms that are en suite.

The other two bedrooms are in the lower level where there is another full bath.

The third floor has what the listing calls two “flex rooms” which could be whatever the buyer wishes, as well as a half bath.

There’s wine storage and a recreation/media room in the lower level as well.

The house has its own elevator and 2 laundry rooms, one in the lower level and one on the second floor.

If you’re looking for a lot of parking, the house has a 2-car garage and parking for 2 more cars on the driveway. There’s also a deck over the garage.

This house sold in August 2009, which was during the financial crisis, for $1.65 million.

In 2017, it was listed at $2.999 million before being withdrawn.

3 years later, it has come back on the market at $2.7 million.

    I really don’t think of the Idle Rich living a block off of Clybourn, and within the fallout zone for General Iron.

    Tho it would be easy to get to the soon-to-open Brooklyn Boulders every day, so that’s a plus.

    Fritz thinks it’s only worth $1,715,000, and owner doesn’t disagree.

    Also, the assessor thinks it is 3,050 square feet–even accounting for the fact that the assessor doesn’t count the basement level (across the board, unless it is a garden apartment), that means either this place ain’t close to 5,985 OR they lied in their (almost every year) appeals.

    Hence my idea that anyone who appeals can be forced to accept a hostile offer for AMV (whether or not they win their appeal) + X% (I’d say 10 or 15, wouldn’t object to even 25). Would shut this sort of BS down right quick. And this would sell quickly at 1.89m.

  12. The thing about this house is that even if I could afford it I wouldn’t want it. It’s cheesy and has no soul. Too many options at this price point.

    I am also thinking this isn’t really the owners home base and hasn’t been for awhile. I don’t understand why someone would build or buy this. If your lifestyle involves jetsetting about, wouldn’t you prefer the safety of a swanky condo with a view? Why this?

  16. Billy got a great deal on this place in 09′. I agree that with some better taste / furnishings etc this could make for a really beautiful home. A 2.7 million dollar home it will never be, but maybe low 2.0’s.

    Billy D gets a bad rep but he’s actually a pretty nice , hard working guy. Think he went to Lincoln park high school …maybe his folks or someone is living here while he’s out building his brand or whatever In Nashville.

  19. Property fail. This looks more appropriate for some new-money millionaire to build in Northbrook. It’s definitely not what I want to see in Lincoln Park. It’s a shame that developers are destroying the fabric of a lovely old neighborhood to build monstrosities like this.

  20. What is the point of this? It’s basically a Barrington McMansion in an urban community. I don’t understand the point of putting up with all the hassles of city living, while dealing with the worst of exurban living but I guess it’s subjective and someone doesn’t want to deal with the commute.

    Yeah, one that probably needs half a million dollars of renovations. No way you’d get a property of this caliber in Barrington for under a million. Square footage wise, sure, but it would be old and in need of a lot of work / updating.

    1995? 2000?

    Plenty of million dollar homes now selling for $500,000 in and near Barrington, including Deer Park, North Barrington, Kildeer, Long Grove etc.

    Sorry. I always lump “the barringtons” together.

    North Barrington has a dozen of homes similar to 1324 W. Webster for much, much cheaper. You can get some that are short sales even now.

    Here’s one that was built in 2004 (the LP house built in 2007.) Much bigger at 7038 square feet.

    Sold in 2003 for $1.64 million. Currently listed at $925,000.

  39. Also, some of those around $485,000 to $600,000 in North Barrington are smaller than the LP house. And their finishes aren’t as upscale. But that’s just the ask. You could probably get those houses much cheaper.

    Again, the LP house is listed at $2.7 million. You can get a North Barrington and Barrington McMansion for much, much less.
