Newer 4-Bedroom Contemporary in North Park Sells for $127K Under the 2007 Price: 5719 N. Jersey

We last chattered about this 4-bedroom contemporary single family home at 5719 N. Jersey in North Park in March 2011.

See our prior chatter here.

Many of you were hung up on me calling it an “arts and craft” house so this time I’ll just say contemporary.

No one had any guesses on how much this would sell for, but it was listed in March for $106,000 under the 2007 purchase price at $639,000.

It recently closed for $618,000.

If you recall, the house was built on an oversized 30×140 lot and had a front facing 2-car garage.

It backed up to a park and the Chicago River.

The 4000 square foot house had vaulted ceilings.

3 out of the 4 bedrooms were on the second floor with the fourth in the lower level.

There was a stone patio with a built-in gas grill.

The kitchen also had the finishes you would expect out of 2007 new construction at this price point including granite counter tops and stainless steel appliances.

Scott Stavish at @Properties had the listing.

    Best fast-food/drive-thru in the city!

Groove, you are a man of good taste.

The view can be nice but the smell often is not.

There’s some beautiful, relatively affordable houses around here (I like a few on Drake particularly) though public trans options aren’t great.

  6. If you just have to live on the river, this one:

    http://www.redfin.com/IL/Chicago/4156-N-Rockwell-St-60618/home/12685791

is still available. A similar one a couple doors south (4150) is under contract.

Bad idea. There’s a doggy daycare place 260 feet away. I can hear the dogs barking from Horner Park across the river. This house is way too expensive to have to listen to dogs barking while you’re enjoying your river view.

  8. “Bad idea.”

It was kind of a joke. Especially at the ask.

roma: “The view can be nice but the smell often is not.”

We (actually the MWRDGC) need to use tertiary wastewater treatment at all of our sewage plants. It’s pathetic that in 2011, we can’t utilize the same technology that most other major cities already have installed.

Many people live along the both branches of the Chicago River and the Northshore Channel. I agree that people shouldn’t swim in it, but the rivers are used in many other ways – boating, fishing, etc. The MWRDGC spent nearly $15 million just on legal fees and studies just to conclude that this type of disinfection was not necessary. This money could have been spent on actual equipment and engineering. We have antiquated wastewater treatment plants, coal-fired power plants lacking current pollution controls, and an antiquated lock and dam system which is holding back the Asian Carp with an “electric fence”. We have old Metra locomotives that are putting out elevated levels of pollutants at Union Station.

Sorry to go on an off topic rant, but real estate throughout Chicago (such as this current listing) are located near the rivers, power plants, and rail yards. All of these elements are what made Chicago. We should insist on the most advanced technologies for all of these. I’m willing to pay higher electric bills, higher Metra fares, and higher sewer/water bills if I knew that the money was going towards actual equipment upgrades.

However, this is Chicago, and the executive management at Metra, MWRDGC, CTA, RTA, (and on and on) leave much to be desired. It’s a conundrum. We need major capital projects in city and suburbs, but we don’t trust leadership to execute these projects.

It just means that the board’s collective brothers-in-law is a lawyer with an EIS side business, rather engineers with ownership of sewer equipment manufacturers. It’s not that hard to figure out.

“I agree that people shouldn’t swim in it”

Sure, but the complete absurdity that their reasons for *not* doing it are (1) cost and (2) people will drown, is almost funny. Real leadership would be “Great idea; you pay for it”, rather something that deserves a response of “Should we ban bathtubs, too, bc more people drown there than in all rivers in the US put together”
