  11. Can I ask a personal question unrelated to this property? I read posts here everyday and you all have been great about providing your opinions to others in the past so I’m throwing this question out for feedback.

    I own a 2800 Sq Ft loft in the West Loop and I owe under $80K on my motgage with 8 years left on the note. I’m considering refinancing to a 10 year loan at about 3.85% and taking out an extra $20K to remodel the master bath.

    I’m not planning on selling anytime soon. I’d be remodeling for my enjoyment (and to help a sale years in the future) and borrowing costs seems like they will never be lower.

    Thoughts? Good idea? Bad idea?

    Barring a reason to believe that your income is really at risk, it seems like a fine idea to me. Especially if you are also lowering the rate on the $80k. But that depends on the costs of obtaining the loan–if it were to cost you over $2k for the refi, you might want to reconsider the real cost/benefits of the whole loan.

  13. Kevin – if you want it and you can afford it, then it’s a good idea. That’s what money is for. Don’t listen to the penny pinchers. I’m not kidding. If you’re going to live there, then build your dream bath and enjoy.

    One thing I would consider: do the refi, don’t take cash out, then save and pay cash for the remodel. That’s the more conservative approach if your cash position allows it.

    I wasn’t going to even click on the photos because of the price and the outside pic, but the comments about the kitchen made me look.
    And, then I just couldn’t believe my eyes…what designer signed off on that? Every single thing in that kitchen is marvelous. Not a single bit of it should have been put together in the same kitchen. Wow. Well, I take that back – are those 16 weird drop halogen lights? Not only the look is strange, but like a kitchen isn’t warm enough already?

  20. I actually love this place!! It really stands out from the rest which is AWESOME!!! People here always complain about the “cookie cutter condos” and I agree with them. I would be depressed living in a regular building/house on a street where every building/house looks the same. This is the reason many people don’t like planned subdivisions!!! And believe me, although people gawk and stare and “make fun” of the houses in my neighborhood (think kingwanted.com – that house is about 6 houses away from me), they are really really curious and actually do like them and are the first people to snoop around and take pictures. I know this for a fact because my neighbors and I always talk about how many people come on to our properties if we ever forget to close our individual driveway gates. It is truly unbelievable!!!!

    So, back to this house, I would bet that most people on this thread would actually live there. I know that if I had to live in this neighborhood, this would be near the top of my list!!!!

  24. i agree with Clio and will admit that I like some things about the place. The stone guy got a bit carried away for my tastes but all else is pretty good. So what if you are the biggest home on the block. As long as you are a cool neighbor and treat people with respect the other people should be cool.

    Kevin – If you owe 80K on a 2800 sq. foot west loop loft then it should have a 20K value master bath. If the home is in otherwise good shape then by all means do the upgrade.

    In Clio language your home is YOUR castle and if you are staying for a long time and have such an excellent equity position then make sure that the castle meets your current needs. If you have great water pressure I suggest that you add a rain shower head. They are awesome and we use that all the time. I also love our slow close toilet lid. It was cool even before we had a baby.

  25. The taxes are ridiculously cheap- no fair. Friend of mine has a house in West Ridge that recently appraised at $500K and his taxes are $15,000. I looked at a 2-bed un-rehabbed vintage condo with taxes of $3,500, that sold for $65K.

    I’m doing some research on house taxes in this burg, and seeing startling injustices. What I’m seeing is that luxe properties selling for $1M or more in Streeterville, Near North, Sagaunash, and other prime areas are ludicrously undertaxed, like this property, while small, cheap homes are outrageously over-taxed.

    Time to re-assess all properties AND institute a tax cap of 2% of the last sale on the property, which is the place’s true worth.

    His taxes paid in 2009 were $15k? Or are you (again) speculating what they will be this year?

    This house has home improvement exemptions, which will expire sometime (and imply that the new house was built at least partly on the old house’s foundation and frame. It’s current AV is 49,161.

    Kevin, funny you should mention that – I am getting tired of my in-town and all of the traffic from the Drake right outside my front door!! A 2800 square foot loft sounds like it could be really cool (and somewhat of a rarity as most of the lofts I see are, at most, 2000 square feet). Does it have tall ceilings? outdoor space? parking?     that place is certainly more tastefully decorated and blends in quite well – however, it doesn’t have the pizzazz or umpfff that this norwood house has (actually, to tell you the truth, this norwood house is a bit small – I would have made it much flashier and larger). Places like that are very entertaining to people who drive/walk by and bring smiles and looks of bewilderment and joy to many people (I see it all the time as cars pause in front of my neighbor’s “ridiculously over-the-top” house).

    The $550k savings could add a lot of pizazz. Groove’s cited house is in a meaningfully nicer location and is probably much more livable. Hate teh pool, tho.

    Note that this house (1) just dropped in price by $1,000 and (2) is open this weekend. Groove–check it out and report back.

    My place has heavy timbers, 12′ ceilings, two bedrooms, an office, two full baths (one soon to be remodeled, second bath was remodeled last year), laundry room but no outdoor space unless you count my outdoor parking spot.

    This is where someone says, umm, maybe because the neighborhood elementary (norwood park) is pretty good? This place is also at a price range (if sold close to current list) where the cost of sending kids to private school is less of a barrier, although proximity to such schools still relevant.

    there is no concern of schooling as the hood school is awesome here!
    According to suntimes its is 6th in the City of nonselective, 14th in the City overall (also 14th in chicgao mag), 31st in the State. and is better that the all mighty Lincoln elem in LP (in some reports others its one spot below)

    there are a few who still ship kids off to queen’s on devon but those would have done it no matter the public school.

    *as always with all CPS elms its all good until HS.

    The NW side class size has grown faster because of the catholic familys (and others) have been tightening the belt and not paying for private school.
    so from what i heard is that teachers are seeing families skip on the younger siblings and taking them to public if not taking the older ones out of private if there is a public spot.

  88. I drove by this place a few months ago an actually I don’t think it is out of scale for the neighborhood. I was looking at the house aka lot next door that was for sale for a potential tear down site for a new house for my family. However, I quickly got back in the car due to the amount of planes flying overhead. This is on the flight path as most houses in Old Norwood into O’Hare. In my opinion its a nice house and I would love to live there but I don’t have 1.4!!

    Thanks. So charter school is a pure lottery, with no neighborhood, sibling preferences? I tried to get look it up on CPS and it just says random lottery, but it says that too for magnet schools and I think I know that they have a neighborhood component (although “random lottery” is vague enough to not be completely inaccurate).

    And if charter schools accept under NCLB, doesn’t that mean it’s not pure lottery. Maybe they only accept NCLB if they have open slots. I looked up the NCLB high school application (not straightforward to find) and seems like very limited set of 8 schools.

    I guess I was assuming somehow they were replacing Audubon elem with a charter HS although I can see how that makes no sense. Didn’t realize there would be room to add a HS. Was also thinking it was some sort of attempt to jump start a good HS. From everyone’s comments I take it that is not the case.

    Future anon gets to worry about dealing with HS in the absence of Top 5 admit, or $$ for private, or moving before then anyway.

    But, the charter high schools are coming about to be that decent middle ground, and I don’t think that the typical RV-yup parent (I’m the same type, so it’s not *exactly* a criticism) would be happy about a mixed bag of local and non-local HS kids sharing a building with their 6 yo–even with a separate entrance, and different start/finish times, etc.

    If this were an Ogden HS type program development, that would be different, but CPS also would spend some time promoting the community meeting and wouldn’t hold it on a Friday, with all sign up for speaking opps from 4:30 to 5:30 and absolutely NO info about the proposal available on the web. Pure, unadulterated sandbagging.

  92. Yes, I don’t “get” the grade/high school campus-sharing thing either. I know this is something of a “tradition” with private schools (Parker, Latin, Lab, St. Ben’s) and it seems to go against received wisdom that mixing teenagers with grade-school kids can be dangerous on several levels.

    Heck, in the town I grew up in they have had JUNIOR high schools (either 7/8 or 6/7/8) on campuses isolated from grade schools for over 50 years, because it was thought that the “special needs” of pre-teens would be better met in an exclusive environment.

    At the private schools, there’s one headmaster and one group of parents and one community. With the CPS building sharing, there is a different principal for each “school” and a different community for each school. I would not want a HS in my neighborhood elementary school, even in the burbs.

    They’ve been trying to sell this since last spring but I can’t find the prior listing price.

    Also interesting, the house next door, 6070 N. Olympia has been on and off the market since 2008 for $399,000 (never any reductions.) You’d think they’d give up…eventually and either reduce or just not try and sell.

    Everytime I walk my dog, I stop and look at that house because it is awsome. I just wish I had it, but I’m stuck with one that I overpaid because the market dictated.
    The house looks like it has been there, not some Ronald McDonald Cookie Cutter. And the Ribbon Driveway I would assume is to back you car up so you can carry your groceries in, and not have to walk 100 feet.

    I think jealousy has bred contempt here. Could it be that a bunch of local yokels have to justify their attempt at having a dream home on a City Worker’s Salary?

    I think that’s what is going, I wish I had that house.

  99. Reduced by over $1 million -4 1/2 years on the market- and still over priced IMHO. The newly built luxury greystone home down street sold for785k. Then you have the old frame farmhouse right next door that went for 230k. Thus place should trade around 600k and the buyers should budget 100k or so to replace the odd finishes that were chosen by the builder.

  100. I disagree, thist house is perfect for a family. It is a perfect English Style Home. If I could sell my house without taking the $300k hit, I’d buy it up in a heartbeat. I went in the “ORANGE HOUSE” when they had an estate sale. I also saw it when it was built. In twenty years that “fake orange greystone will wear down” and look like garbage like many of the Lakeview fakestone greystones do from the 90’s.
