The kitchen has German-made custom green cabinets by SieMatic from the Mick de Giulio collection. (Finally- someone said “no” to cherry and/or white.)

There are no pictures of the bathrooms all of which are ensuite.

The unit has features you rarely find in vintage units this close to the lake including central air, washer/dryer in the unit and one parking space.

It came on the market just $39,000 above its 2001 purchase price.

We last chattered about this 2-bedroom at 2157 W. Division in West Town about a year ago, in May 2012.

If you remember, at that point, the unit seemed to be developer owned and had been on and off the market for 5 years.

The building is a 6-unit elevator building constructed in 2007.

Back then, it was listed at $474,800 and most of you thought it was overpriced for the location.

It was withdrawn from the market last May but returned this March and is now listed higher, at $499,800.

If you remember, the building was originally a Ranquist development which is known for its contemporary style.

It has 10 foot floor to ceiling windows with cedar accents.

The unit has upscale finishes including an Arclinea designed kitchen with white cabinets and SubZero, Gaggenau and Miele appliances.

The master bath has Ann Sacks tiles.

The unit has the other features that buyers look for including heated garage parking, washer/dryer in the unit and central air.

2012 was not so lucky for this unit. But with the hot market in 2013, will it finally find a buyer?

The main living space appears to have some kind of stone floors.

Amidst all the excitement about the hot housing market, it’s easy to forget that foreclosures are still ongoing.

This 2-bedroom in Grand on Grand at 200 W. Grand in River North recently came on the market.

It is bank owned.

Built in 2005, it has 1250 square feet. According to the Redfin agent who left notes, it has north and east views.

There are hardwood floors throughout the main living areas.

The kitchen and baths appear to be intact.

The kitchen has granite counter tops and stainless steel appliances with dark mahogany cabinets.

The bathrooms also have granite counter tops and ceramic floors.

It has central air, washer/dryer hook-ups in the unit and parking is included.

The assessments aren’t listed so we don’t know what those would be.

The kitchen has modern cabinets with a large island with what appears to be granite counter tops. It has stainless steel Wolf appliances.

Parking is extra at $46,800.

We’ve been chattering about this building since it began closings on units last year.

There doesn’t appear to be that many units in the building on the market, however, the Chicago Tribune shows just 78 closings in the building, and some of those also include parking spaces. The building has 218 units.

If you include the parking, this unit is listed at $702,800.

Can this building command that price for a 1-bedroom?

This 3-bedroom vintage coach house in Gaslight Village at 809 W. Oakdale in Lakeview came on the market in February 2013.

If it looks familiar to long time Chatteratis it’s because we actually chattered about its twin, Coach House East, in 2010.

Back then, the sister coach house was bank owned. The listing said it needed some “TLC.”

It had a similar layout to the one that has just come on the market but it did NOT appear to have parking.

The sister coach house, #CHE, finally sold in August 2010 for $215,000 which was $30,000 UNDER the 1991 price.

The listing for Coach House West says it “hasn’t been available for 40 years.”

It has a 2 story unique round living room.

It also has 2 fireplaces, skylights and a rooftop deck.

The coach house has other features buyers look for including central air, washer/dryer in the unit and a 2 car attached garage.

But the monthly assessment is $1450 a month (3 years ago Coach House East’s assessment was $1440 a month). The listing says “PLEASE SEE ADDT’L INFO FOR ALL FEATURES THE ASSESSMENTS INCLUDE.”

The coach house was originally listed for $599,000 in February but recently reduced $100,000 to $499,000.

The Historic Andrew Rebori Florsheim Mansion Returns: 1328 N. State Parkway in the Gold Coast

We last chattered about this 5-bedroom historic house at 1328 N. State Parkway in the Gold Coast in 2010 and 2011.
