We last chattered about this 5-bedroom single family home at 2334 W. Diversey in Logan Square in March 2011.

It had been a 3-bedroom short sale that sold for $138,000 and then was gut rehabbed into 5-bedroom “new” single family house listed at $849,000.

Most of you mocked the price at that location- which is right near the busy Western/Diversey/Elston corner.

It has since been reduced $200,000.

In 2010, the house was a 1915 frame house with  3 bedrooms and 2.5 baths and a new roof put on in 2007.

Today, it is a 5 bedroom and 3.5 bath house with luxury finishes.

Built on a standard 25×125 Chicago lot, it now has a “stunning chef’s kitchen” with stainless steel appliances and granite counter tops.

The master bedroom has a spa bath with body sprays.

It also has a great room and a deck over the garage.

Even after the reduction, can this neighborhood support this price point?

We last chattered about this rehabbed 4-bedroom vintage home at 3122 N. Spaulding in Avondale in July 2011.

If you recall, this house was once a 2-bedroom bank owned property that was rehabbed into a “new” 4-bedroom  home.

Many of you thought it would sell close to its list price of $399,000.

It recently sold for $385,000.

The house was built in 1888 on a standard 25×125 lot.

The 2010 listing said it was the “ideal handyman’s special”.

After it was rehabbed it had 3 new baths with granite counter tops and Grohe faucets.

There were skylights in both upstairs bathrooms.

The kitchen had dark custom cabinetry, what look like stone counter tops and GE stainless steel appliances.

Three out of the 4 bedrooms were on the second floor, with the fourth on the main level.

The listing said the house has a new roof, windows, Hardie fiber-cement siding, furnace and a/c.

It is located just a few blocks from the Belmont blue line El stop and is near the Kennedy Expressway for an easy commute.

This is the second most expensive house to sell in the immediate area in the last year.

This corporate owned 2-bedroom at 5607 N. Clark in Andersonville has been on the market since August 2011.

I don’t yet have a picture of this building because I had no idea it was even condominiums.

It appears that it was converted into condos in 2007/2008.

This particular unit was purchased in January 2008 for $375,000.

It is now being sold “as-is.”

It appears, from the listing pictures, that the kitchen and baths are intact.

The kitchen has white appliances and granite counter tops.

There are hardwood floors throughout.

There doesn’t appear to be central air, parking or a washer/dryer in the unit.

However, Unit #3, also a 2/2 on the market in the building, apparently has a washer/dryer hook-up.

Listed for just $37,000, that listing calls it “uninhabitable” and that the buyer is responsible for liens, violations and litigation, if any.

That unit is also under contract.

The listing for Unit #2 says the HOA is not active.

It is also a “cash only” deal.

Even with a location right in the middle of Andersonville, is this unit even much of a deal?

Most of you were fans of this house. In May, it had been on the market for 9 months and was listed at $975,000.

It finally sold in early August 2011 for $900,000, or $300,000 under the 2008 purchase price.

If you recall, the house was apparently featured in Better Homes & Gardens.

It had many of its vintage features, including hardwood floors, wood moldings and fireplaces.

The kitchen was an eat-in kitchen with sitting nook. It had white cabinets and appliances.

There was a bedroom on the third level (along with a family room) and one bedroom was in the lower level.

If you haven’t already heard, former Governor Blagojevich’s 5-bedroom vintage bungalow at 2934 W. Sunnyside in the Ravenswood Manor neighborhood of Albany Park just “officially” came on the market.

It is listed at $1.07 million. He and his wife bought it in 1999 for $505,000.

There are no interior pictures up yet with the property- so, to me, it’s actually a pretty boring story.

But what is the competition in the neighborhood at this price point?

Just 2 blocks away is this 4-bedroom recently renovated home at 4443 N. Mozart.

Built in 1914, it is on an extra wide 45×125 lot and has a rare side drive that leads to a 3-car garage.

It last sold in 2007 after having been in the same family for 42 years.

The original May listing said it was a “total renovation.”

The house now has a custom kitchen with Viking and Subzero appliances.

It also has a fully finished basement with an exercise room and one of the four bedrooms.

The other three bedrooms are on the second floor.

This house is about the same square footage at the former Governor’s house.

It has been reduced $60,000 since May to $1.235 million.
