On and off the market since July 2010, the unit is currently listed $134,500 under the 2007 purchase price.

The 12-unit building was constructed in 2007.

The 1500 square foot unit has all the finishes of new construction, including cherry cabinets, granite counter tops and stainless steel appliances.

The bathrooms are marble.

The unit is in an attractive location of the West Loop, near all the restaurants of Greektown  as well as not far from Randolph Street.

It sold in less than a month for $18,988 above asking- at $108,888.

That is still less than the unit sold for in 1998.

If you recall, the building is right in the middle of the Mag Mile.

It was constructed in 1962 and has 460 units.

It is a full service building with a pool and exercise room.

While there was central air, there was no in-unit washer/dryer.

There was only rental parking in the building.

Given that it was missing the kitchen and bathroom, was this even much of a deal?

Listed back then at $349,000, the house finally sold after 15 months on the market for $295,000.

If you recall, the house was built in 1914.

It had many of its original features intact including original moldings, stained glass and a beamed ceiling in the dining room.

The kitchen had stainless steel appliances and corian counter tops.

The baths were “newer” with stone tile.

Built on a 31×125 lot, the house had a 2 car garage and central air.

All 3 bedrooms were on the second floor and there was a semi-finished basement.

Is under $300,000 the more realistic price point for this neighborhood?

However, Unit #504, also a 2/2 of about the same square footage, located on the top floor and with 2 parking spaces, is under contract as a short sale with a list price of $218,000.

Built in 2008/2009, 757 N. Orleans hasn’t yet sold out its units from the developer.

The unit was purchased in 2009, had a lis pendens filed in 2010 and the bank took it in May 2011.

The bank quickly relisted it for sale in June 2011.

But even at $94,100 off the 2009 purchase price, there were no takers.

The unit was recently reduced another $23,900.

From the pictures, it appears to have the kitchen and bathroom intact.

The kitchen has stainless steel appliances, granite counter tops and cherry cabinets.

There are hardwood floors in the living/dining area.

The bedroom has carpet.

It has all the other features buyers look for including central air and washer/dryer in the unit except deeded parking.

Parking is available for rent in the high rise across the street.

There is also a 11×5 terrace off one of the bedrooms, but there doesn’t appear to be a good picture of it in the listing.

The unit is listed $138,000 above the 2003 purchase price.

Many of you did not think the level of finishes matched the price of the property.

First listed in July 2007 for $1.549 million, it was reduced several times and then recently listed as a short sale.

The listing stated that it was “mostly completed.”

The house finally sold in July 2011 for $1 million.

There were also cherry hardwood floors.
