Crilly Court Continues to Defy the Downturn: 1706 N. Wells in Old Town

We last chattered about this 3-bedroom unit at Crilly Court1706 N. Wells, in Old Town in November 2010.

This was the second unit to be listed in the complex in recent months with the first actually selling for more than the 2007 purchase price.

Here was the history on the first unit:

1702 N. Wells #3: 3 bedrooms, 2 baths, 1507 square feet

  • Sold in July 2007 for $467,000
  • Originally was listed in February 2010 for $525,000
  • Under contract within 14 days
  • Closed in April 2010 for $499,000

Would this second unit have the same luck 6 months later?

We now have the answer and it is “yes.”

The Crilly Court complex consists of several buildings and takes up an entire city block. It was historic apartments until 2007 when it was converted into condos with the usual stainless steel appliances and granite counter tops.

This particular 3-bedroom unit was opened up to create a bigger living space- so it was being used as a two bedroom.

There was no deeded parking with the unit but it did have in-unit washer/dryer and central air.

This 3-bedroom townhouse at 1307 W. Belmont in Lakeview has been on the market since July 2010.

In that time it has been reduced $75,875.

Built in 2005, this four story brick townhouse has 2300 square feet and a 2-car garage.

2 of the 3 bedrooms are on the third floor, with the fourth on the top floor.

It has a rooftop deck and a family room.

The kitchen has 42 inch maple cabinets, granite counter tops and stainless steel appliances.

We’ve seen some of the smaller, and lower price, townhouses in Lakeview sell in recent months.

What’s the market for these larger townhouses that are well outside of the conforming loan limit?

We last chattered about this 2-bedroom bank owned unit in The Sterling at 345 N. LaSalle in River North in November 2010 and wondered if prices were double dipping

At that time, the bank had recently lowered the price $22,500 because there were no takers.

The unit recently sold for $215,000 which is, I believe, among the lowest prices paid for a 2/2 in the building.

Just last June, two other same tier units sold for much more.

  2. Unit #2201: sold in June 2010 for $250,000

There were no interior pictures with this listing, so we don’t know if the kitchen/baths were intact.

Does this sale set a new comp in the building?

Market Conditions: Foreclosure Filings Soared in Chicagoland in 2010

There’s been no slowdown in the foreclosure wave that has swept the entire Chicagoland area in the last few years.

“According to RealtyTrac, the online marketplace for foreclosure properties, 45,555 homes became bank-owned last year in the area between the Wisconsin border and northwest Indiana.

Also during the year, mortgage servicers filed 83,429 initial notices of default, the first step in the foreclosure process.

In the Chicago area last year, foreclosure filings totaled 80,618 in Cook County; 10,646 in DuPage; 9,041 in Kane; 2,612 in Kendall; 11,026 in Lake; 5,385 in McHenry; and 11,027 in Will.”

The Tribune is also reporting that the Woodstock Institute has identified 1,896 “red flag” homes in Chicago- those that simply have been abandoned by the mortgage servicer in the middle of the foreclosure.

Aka- the house (and apparently the land) are worthless so even the bank doesn’t want it.

One report listed Chicago as having the second largest servicer abandoned houses in the nation, second only to Detroit.

The city is even demolishing some of these properties.

In 2010, the city demolished 535 homes, the most annually in more than a decade and far more than the 283 residences torn down in 2009, according to Monocchio. The city also doubled, to 891 residences, the number of buildings it secured, sometimes more than once, he said.

This 3-bedroom townhouse at 1803 N. Leavitt in the Churchill Row development in Bucktown has been on and off the market since May 2010.

In that time it has been reduced $54,501.

It is now also listed $60,001 under the 2007 purchase price.

At 2730 square feet, the listing says it has a chef’s kitchen and a wine refrigerator.

The master bedroom is on the top floor with the other 2 bedrooms on the second level.

The townhouse also has 2 car parking.

The listing calls it a “give away price.”

A Little Piece of Paris Along the Lakefront: 3314 N. Lake Shore Drive in Lakeview

You won’t be living in a white box if you buy this vintage 2-bedroom at 3314 N. Lake Shore Drive in Lakeview.

The building was built in 1920 in the Beaux Arts style which is reminiscent of many buildings in Paris.

The hallways have arches and there are coved ceilings.

The living room has paneling and millwork along with a woodburning fireplace.

The kitchen has white cabinets, stainless steel appliances and granite counter tops.

I’m not sure of the views from this unit. The listing doesn’t say there are lake views.

The unit does have central air, but no washer/dryer in the unit. It lists parking as included but I’m not sure that this is actually in the building (as other units for sale in the building do not have parking included.)

Its been reduced $75,000 since it was listed in July 2010.

It was bank owned a year ago and sold in July 2010.

Back then, it was a 5 bedroom, 2 bath house that needed work. It was missing its appliances and had no central air.

Today, it has been completely renovated with, according to the listing, new windows, electric and central heat and air conditioning.

The kitchen now has 42 inch cherry cabinets, stainless steel appliances and granite counter tops.

The boarded up bank owned 3-flat at 1114 W. Roscoe in Lakeview that we chattered about just a few weeks ago has already sold.

As you recall, there was only one interior picture of the property and it indicated that it needed work.

The 3-flat was on a standard lot and had a 2-car garage.

But the Brown line El ran directly behind the property.

It sold for $4,900 below the ask.

In November 2009 we chattered about a bank owned 2-bedroom unit, Unit #50D, in 33 W. Ontario, better known as Millennium Centre, in River North.

At that time, it was listed for just $275 a square foot but some of you thought, with its $800 assessment, that it was still priced too high.

It did sell in January 2010 for over the asking. Here’s its history:

It has hardwood floors in the living room and it appears, from the pictures, that its kitchen and baths are intact.

It has stainless steel appliances and granite counter tops.

Are prices still falling in Millennium Centre?

At the time, a bunch of units were in distress in the building.

It doesn’t look like much has changed in 2011.

This 1-bedroom is currently bank owned and is listed for about 70% under the 2004 purchase price.

It has been on the market for about a month and was just reduced another $6,000.

The unit has maple cabinets and black appliances in the kitchen.

It has west views and wall unit air conditioning.

Laura said in the chatter about this building in 2009:

“I believe we will be heading back to the conservatism of the past no matter what people want, out of necessity, but not until another wave of defaults happens and there’s no money left for any more bailouts or housing incentives.

Life will be different, and housing will once more be cheap.”
