Lakeview Single Family Cottage Home Sells for $377K: 3041 N. Honore

We last chattered about this 2-bedroom cottage home at 3041 N. Honore in Lakeview in June 2010.

 3041-n-honore-approved.jpg

See our June 2010 chatter here.

It recently sold for $67,000 over the 2003 purchase price.

The house had no garage or parking (street parking only) as it abutted the Metra train tracks.

It did have central air, 2 bedrooms upstairs, and renovated bathrooms.

The kitchen had granite counter tops, white cabinets and white appliances.

The property was completely move-in ready (and was NOT being sold as a teardown.)

This house was snatched up quickly. Was it a deal?

Market Conditions: Foreclosures Up 36.5% in Cook County in July YOY

RealtyTrac just released data on Illinois foreclosures for July.

Statewide, foreclosures were up 35% to 19,602, the highest jump in the nation. However, last year, Illinois apparently had a 90-day grace period where there could be no foreclosure (which has since expired) so this messed with the 2009 numbers.

1 in every 269 housing units in the state is now in foreclosure, the 8th highest in the nation. Nevada is still #1 with 1 in every 82 housing units in foreclosure.

In Cook County, foreclosures were up 36.5% to 10,846 from July 2009.

RealtyTrac doesn’t see foreclosures bottoming out nationally until 2011.

Rare New York Style Loft in River North Now Reduced $124K: 208 W. Kinzie

We last chattered about this full-floor brick and timber loft at 208 W. Kinzie in River North in October 2009.

If you want to know what many lofts in River North looked like before developers got ahold of them, then this loft is for you.

The listing says it has 15 windows and a freight elevator that opens directly into the unit (which you can see from the pictures.)

It has central air but it does not have deeded parking.

I also have no idea what the square footage of the loft is.

But at this price, is this now a deal for a commercial loft space across from the Merchandise Mart?
