We last chattered about this 2 bedroom renovated vintage unit at 55 W. Erie in River North in June.

Since then, the unit has been reduced by $25,000.
It also recently came on the market as a rental.
This is no cookie-cutter new construction property. The unit has been extensively renovated and has a massive kitchen with a custom stone island.

Many buyers are specificially looking for foreclosed properties, believing they are the better “deal”.
This 2-bedroom bank owned unit in the mid-rise at 1250 S. Indiana in the South Loop just came on the market.
It is actually priced $6,000 higher than the 2005 purchase price.
The kitchen cabinets appear to be intact (from what is seen in the pictures), as well as at least 1-bathroom. The kitchen appliances are missing.
The listing says a buyer can “purchase this property for as little as 3% down!”
Is this even much of a deal?
It doesn’t appear that the parking is included in the sale, though it appears to have been included in the 2005 transaction.

This 6000 square foot new construction million dollar single family home at 1934 N. Wood in Bucktown has been on the market for nearly 2 years.
One set of pictures shows it with furniture and/or staged. See those here.
The other set does not.
The listing says it has a kitchen that you can put on a “cooking demonstration show” in and the master suite is “resort caliber.” It also says it’s on a larger than normal city lot.
It has an open living concept and what looks to be a two story water feature near the living room.

The listing says it is a “bank approved short sale”- but the unit is new construction so I’m assuming that means the bank has approved the developer price cut.
The unit has 10 foot ceilings, 2 fireplaces, and the usual bells and whistles of granite countertops in the kitchen and baths. However, the kitchen has black appliances- not stainless. Parking is available.
At 2600 square feet, it is bigger than many single family homes at a similar price point.

We’ve chattered about the market for luxury single family homes in Lincoln Park, but what about the million dollar condominium?
