We’ve chattered about The Marquee at 1464 S. Michigan in the South Loop several times since it began closing on units in early 2008.

212 W. Washington, City Center Club, is a 1990s conversion in the heart of the Loop. Currently, there is a new luxury rental apartment building being built directly across the street.

Would buying in 212 W. Washington be a good investment given the construction activity in the neighborhood?
This 2-bedroom unit recently came on the market. While there is no floor plan provided, usually these units do not have windows in either bedroom.
But you still have an in-unit washer/dryer and a balcony with southern views.

We’ve chattered about the Galewood community several times before. Galewood is on the far west side of the city, near Oak Park.
The neighborhood consists mainly of smaller single family homes such as this English style 1950s 3-bedroom bungalow at 2032 N. Oak Park.

Worried about the commute?
It is about two blocks from the Mars Metra Station and a 20 minute train ride to the Loop. And yes, that’s the Mars Candy Factory right across the street if you’re looking at it on Google Maps (and for which the train stop is named.)

Are the condo conversions and new construction properties the most at risk of price declines in this housing market?

It is now listed for only $9,000 above its 2007 selling price.

It also has the all-important parking space included.
