The listing calls this an “art deco masterpiece” with “no details overlooked.”

The unit has had a full-floor renovation by Liederbach & Graham Architects, designed by Steven Gambrel.

It has French Oak Parquet de Versailles floors throughout the main living areas.

The unit was first listed in July 2020 for $10.9 million and has been on, and off, the market since.

It has now come back on in September 2025 reduced to $6.75 million, which is the same price it last sold for in 2013.

Is this a deal?

The 3-Bedroom Yellow House in Old Town Reduces to $1.725 Million: 314 W. Menomonee

This 3-bedroom house known as the “Yellow House” at 314 W. Menomonee in Old Town came on the market in February 2025.

Built in 1875, it is a landmarked home in the Old Town Triangle historic district with brick sidewalks out front and a white picket fence.

The house is on a 34×60 lot. It has south, west and east views and tandem parking.

We chattered about it in March 2025 after it recently came on the market.

The listing says the Yellow House is on the market for the first time in 25 years.

If you recall, the listing says it has no adjoining neighbors which provides unique sunshine from early morning till late evening.

It also has a secret garden which was a 3 time City of Chicago garden contest winner. The secret garden has been featured on the Old Town garden tour.

The first floor is the living room, dining room and an eat-in kitchen with white appliances.

The second floor has a family room with a wood burning stone fireplace and three bedrooms and 2 full baths.

There is a primary suite, which is unusual in older homes, with a walk-in-closet and an en suite bath with a claw foot tub and skylight.

The basement has a recreation room and storage.

The house has central air.

The listing says the house is in the Lincoln School District. It’s also near all the shops and restaurants on Wells Street in Old Town as well as the rest of Lincoln Park.

Listed in February 2025 at $1.899 million, it has now been reduced to $1.725 million.

Inventory remains low.

What will it take to sell this property?

Hadley Rue at Dream Town still has the listing. See the pictures and floor plan here. I also recommend checking out all the historic pictures of the home in the listing (hint: it wasn’t always yellow).

Vintage Charm Meets Modern Upgrades Returns for $400K: A 2/1 at 527 W. Surf in East Lakeview

This 2-bedroom at 527 W. Surf in East Lakeview came on the market in August 2025.

Built in 1920, this building has 24 units, a laundry room, a bike room and private storage.

We last chattered about this unit during the hot pandemic market, in July 2022.

Back then, many of you thought it was nicely updated and that Surf was a great street.

See our 2022 chatter here.

If you recall, the unit has many of its original features including the hardwood floors, crown moldings throughout the living and dining rooms (unpainted), huge vintage windows and 10 foot ceilings.

The listing says it’s “vintage charm meets modern upgrades.”

It has a foyer and separate dining room which is now called a “sitting room” in the current floor plan and is being used as a living room.

The living room has north facing windows and a wood burning fireplace with wood mantle and built-in bookcases.

The kitchen was remodeled in 2021 and has gray and white cabinets with gold finishes, a white farmhouse sink, white subway tile backsplash, stainless steel appliances and a 2-seats at a counter.

It leads to a private deck.

In 2022, The Cat complained about the bathroom vanity, but it appears that it has been replaced:

“No one seems to want to live here for more than five years however. That vanity in the bath has to be on it’s last legs….been there since at least 2011 based on pasty listing photos and if memory serves of when that particular vanity / sink combo popped up in a lot of condos, it is from Home Depot.”

While the building has a laundry room, this unit has washer/dryer in the unit.

There’s no central air but there are window units. It doesn’t have parking but there are public garages nearby.

It’s in a popular East Lakeview neighborhood with Trader Joe’s, Mariano’s, Landmark Cinema, Lincoln Park, shops, restaurants, and several bus lines nearby.

It went under contract in just 11 days in 2022 and sold $2,500 above the list price for $352,500. It has come back on the market at $400,000.

In this hot market, will it sell quickly again?

This 3-bedroom loft in the Manchester Building at 2035 W. Charleston in Bucktown came on the market in July 2025.

Built in 1890, the Manchester Building was originally a hospital and then, by the 1920s, was converted to an industrial building with a bunch of different small businesses. It was converted to 18 loft condos in 1990.

The building has attached garage parking and an elevator. But it also has interior staircases. There doesn’t appear to be an exercise room or other amenities.

The listing says this top floor 3-bedroom plus office is available for the “first-time in over 30 years.”

It has some of the features of lofts including tall ceilings, exposed ductwork and columns. There doesn’t appear to be any exposed brick, however.

There are hardwood floors in the living and dining room.

The three bedrooms all have windows, which is rare in a loft. There’s even an “office” space, or fourth bedroom, which also has windows.

The living room has a marble fireplace.

There’s a large, separate dining room.

The kitchen has white cabinets and appliances along with a double doored pantry and big south facing windows.

It does have 3/4th walls which separate it from the dining room.

1891 4-Bedroom Bucktown Mansion Returns 9-Years Later at $2.495 Million: 2138 W. Caton

This 4-bedroom Romanesque Revival single family home at 2138 W. Caton in the “Bucktown & Wicker Park area” came on the market in June 2025. (Do you think Mario was reading Crib Chatter about this area north of North Avenue and JohnC’s constant posts that it is really Wicker Park???)

We chattered about it in 2016 when it had price reductions. The discussion was about the Blue Line El, which runs directly behind the house.

See our chatter here.

If you recall, this entire block is landmarked.

Built in 1891, this home is on a double lot measuring 50×100. The listing also says it has a brick 2-car garage and is the only home on Caton with a garage with alley access.

The listing says it has “historical charm and modern luxury.” It has many of its vintage features including:

  • leaded glass windows
  • plaster walls
  • hand carved medallions
  • cove moldings
  • a hand carved staircase
  • ornate oak leaf woodwork
  • a pier mirror
  • period lighting

And 3 fireplaces, which the prior listing said were gas but this listing says are wood burning. The fireplaces are in the kitchen, library and living room.

The library has brass painted crown molding.

The primary bedroom is en suite.

It has been re-listed several times but the price has remained $2.495 million.

Built in 1893, the Brewster is a landmarked building with 90 units. It was originally built as a luxury apartment building.

Not only did Charlie Chaplin live in one of the penthouses in 1915-1916, but several movies were filmed in the building including the Untouchables and Child’s Play.

It has iconic interiors including skylights, internal iron staircases, a European-style cage elevator, glass-block catwalks, common laundry facilities, bike room, storage, and on-site management with door staff.

There’s no parking but who needs it in this location?

The listing says this unit has been “completely remodeled” and now has “timeless charm with sophisticated modern updates.”

The unit has 10 foot ceilings and some moldings.

It has the sunny eastern exposure with some glimpse of Lake Michigan.

There is wide plank light oak flooring with soundproof underlayment throughout.

The bedrooms have exposed brick walls and both have windows.

The primary bedroom has a decorative brick fireplace.

The unit has all new plumbing and electrical.

It has new Pella windows and a tankless hot water heater.

The unit has window cooling, with built-in a/c units into the windows. There’s no in-unit washer/dryer nor parking.

Will This 3-Bedroom Alta Vista Row House Sell for Over $1.2 Million? 3838 N. Alta Vista in Lakeview

This 3-bedroom Alta Vista Terrace row house at 3838 N. Alta Vista in Lakeview came on the market in August 2025.

The pictures above are of two others on the street, as I didn’t have a picture of this specific row house. These give you a flavor of what the street looks like.

You may recall that Alta Vista Terrace is a Chicago Landmark District. These 40 row homes were built from 1900 to 1904 and were built to look like London row homes.

From the Chicago Landmark website:

This street represents one of the last real estate developments of Samuel Eberly Gross, a highly colorful realtor responsible for the construction of thousands of houses in the Chicago area. Sometimes called “A Street of Forty Doors,” Alta Vista Terrace displays a lively variety of architectural styles and detail, yet every townhouse on one side is duplicated with only minor variations at the diagonally opposite end of the block. The distinctly human scale creates a unity and harmony rarely found elsewhere in the city.

This row house is on the west side on a 24×40 lot. The west side is often called the “preferred” side because there is enough space to have garages or 1-car parking.

This row house has 1-car parking behind a fence on the brick patio, which leaves space for a table and chairs.

3838 N. Alta Vista was built in 1901 and has some of its vintage features, like crown molding on the main floor and a wood burning fireplace with vintage mantle in the dining room as well as a built-in wood hutch.

It has hardwood floors on the main level.

The listing says it has seen renovations in the last 7 years.

All bathrooms and the mechanicals, including HVAC, were replaced in the last 5 years. It had tuckpointing 7 years ago.

The listing also says the front and back of the exterior were sealed 5 years ago.

It has an entry foyer which leads to the living/dining rooms and the kitchen.

The “cook’s kitchen” has been bumped out with an extension in 2021 and now features all custom gray and blue cabinetry (not sure on the colors though. Are the cabinets blue or black?), a stone counter top and backsplash, high end stainless steel appliances including a Viking stove with hood, a Monogram oven and beverage fridge.

It has two sinks and a door which leads to the patio and parking.

The second floor has all three bedrooms including the primary suite which has a custom walk-in-closet and an en suite bathroom with a double vanity and aroma steam shower.

A second full bathroom is also on the second level with green tile walls and surround.

The lower level is fully finished and recently got new flooring and paint.

It has a recreation room, a custom built bar with a full-size refrigerator and a beverage refrigerator, a half bath, office space, wine cellar, storage and laundry room.

Alta Vista Terrace is near the shops and restaurants of Wrigleyville and Southport, several bus lines and the Red Line, as well as Wrigley Field and the Kelly Park walking path.

Listed at $1.179 million on Friday, August 8, it has already gotten offers.

From the listing: “MULTIPLE OFFERS RECEIVED – HIGHEST & BEST OFFERS BY MONDAY 08/11 – 12NOON PLEASE.”

Any guesses on what this row house, with parking, will sell for?

Beauty of a Bygone Era: 1 Bedroom in The Mews for $300K: 1368 E. 57th Street in Hyde Park

This 1-bedroom in The Mews at 1368 E. 57th in Hyde Park came on the market in August 2025.

The Mews is a famous condo building in Hyde Park. Built in 1914 by Prairie architect Robert Spencer, it has 24 units.

There’s no parking or other amenities. There is a laundry room in the building.

This unit has had a “recent renovation” but still has its original woodwork, including wood carvings and wood beams.

The hardwood floors have been refinished.

It has rehabbed windows.

There is a living/dining room combo with a wall of south facing vintage windows and built-ins. It has a decorative fireplace (although other listings in the building say it is wood burning.)

Sip coffee or wine on the small balcony off the living room, a rare feature for a vintage building.

The kitchen is “new” with white cabinets to the ceilings, stainless steel appliances including a dishwasher, a white subway tile backsplash and white counter tops.

The bathroom has been remodeled. There’s now a walk-in-shower instead of a tub and a floating white vanity.

It has the features buyers look for including central air and washer/dryer has been added to the unit in the bathroom. It appears, from the prior listing pictures, that they removed the tub to fit in the stackable washer/dryer.

There is no parking.

This unit also has a sunroom off the bedroom, with 3 walls of windows.

The listing says this unit is one block from restaurants including Medici bakery and restaurant as well as the University of Chicago campus. There are buses and Metra train lines nearby.

Listed at $300,000, that’s $110,000 above the 2021 sales price of $190,000.

Buyers love new and they love The Mews.

Will there be a bidding war for this property?

Joanne Bullen at Ultimate Realty Group has the listing. See the pictures here.
