    Cabinets are the old cabinets painted, which is a big improvement over the tri-tone. The backsplash is new, and a big improvement, too.

    Only bathroom pic shows the only change is a new toilet.

    The new floors are a *huge* improvement.

    PP+CPI = $776. I’d say something in that ballpark gets it done, but wouldn’t be shocked by $825.

    This is staged really well dont think its realistic for a family with 2 kids but its well done

    Reno feels like a fluff and buff by the current owners. Guessing this is a case of good from far, far from good.

  6. I am amazed by how big of a difference the white painted window casing makes. Every owner in that building should be making this simple update. The wood floors make a huge difference as well. From certain angles, this place could be mistaken for a unit at 2550 Lakeview.

    Not unfair, but still so much better than the laminate that had been there.

    Much like the kitchen isn’t fully on-trend, but no longer looks 20+ years old.

  8. No one bothered by the fact that it doesn’t have in-unit W/D at this price point? Or are the views worth going to the laundry room for?

    And it’s amazing what a difference a new, more modern backsplash tile can make in a kitchen. More people should do this small upgrade. Heck, even just put in some new white subway tile.

    Yes, especially if you’re going to live there with a kid. But as long as the laundry room is pretty nice and there’s rarely a wait for machines, I’d do without a W/D before AC and parking (the extra charge for which, it should be noted, does get the total assessment for this place up a little high). An outdoor pool would be nice, though having an indoor is nice with little ones fall-spring. I know we attended at least one kid’s b-day in this building’s party room – pretty cool.

    I think what merits the premium is the view plus the location. There are only so many buildings directly on the park along Lakeview, LPW and North, and at this price point it’s hard to get these views (and 2.5 baths).

  10. If views are important, this place knocks it out of the park. Personally, I would never buy a unit without laundry for more than a few hundred grand.

  11. Great unit and I love the building and location. However, no W/D is a non-starter in a $900,000 condo, and this building doesn’t allow any pets, even cats, which is another non-starter for me. I can understand keeping out dogs, but why not allow cats?

    Too bad, because finding a 3-BR high-rise condo in this neighborhood is tough unless you go vintage and pay through the nose.

    There are several dogs small that live here. My friend who lives here said that they are registered with the HOA as “service animals”.

    If a dog can past muster with the HOA, certainly a cat could. And how would they really know if you have a cat anyhow? Could lock it in the bedroom on those rare occasions that you need the engineer to enter the unit.
