Recently Renovated 2/2 with River View in 165 N. Canal on the Near West Side

This 2-bedroom in Randolph Place at 165 N. Canal on the Near West Side came on the market in March 2022.

Built in 1921, Randolph Place has 341 units and an attached heated garage.

It has 24-hour door staff and gym.

This unit is east facing and the listing says it was “recently renovated.”

It has an “updated” kitchen with gray cabinets with soft close cabinetry, quartz counter tops, a waterfall island with air fryer range and ceiling hood vent, with new stainless steel appliances.

The hardwood floors have been refinished.

There’s a gas fireplace in the living room.

The primary suite faces east and has 2 “huge” closets and an en suite bath with double vanity.

The second bedroom does not appear to have any windows (see the pictures and floor plan of the prior listing).

It appears that walls were removed for the den and that it’s being used as a family/dining room.

This unit has a storage/laundry room with side-by-side washer/dryer in the unit.

It also has central air and deeded heated garage parking is available for $25,000.

This property has an east facing balcony with views of the River.

It’s centrally located near the River Walk, Fulton Market and the Loop.

This unit sold in December 2020 for $470,000 and is now relisted at $585,000, including the parking.

Will the new kitchen get them the premium?

  1. Needs more shoes

    I like this place.

Original layout was really bad, remodel improved it considerably. River view Vs tracks, gym look well appointed

HOA looks to be between $675-700

  3. River view is cool but thats about it imo. Looks claustrophobic for 1700 sq ft.

  4. Little overboard on the sofas and shoes which probably makes it seem a bit smaller than it really is.

  5. “165 N. Canal on the Near West Side”

That may be the least descriptive use of a Community Area in CC history.

“165 N. Canal in the Fulton River District”

Or, if you think FRD should only be north of the Green Line, West Loop Gate.

I’ve called this building the Near West Side on Crib Chatter in the past. It’s also been called West Loop since it is west of the River. But Near West Side makes more sense because the loft buildings and townhouses on Clinton which are nearby are also Near West Side.

  9. “Near West Side makes more sense”

The corner of Western and Fulton is also Near West Side, as is the corner of Western and 16th.

Didn’t say it was wrong, just not descriptive. Like saying Kinzie Park is in West Town–it’s true, but that’s not really indicative of the location.

  10. The view almost makes up for everything else. But I still despise bedrooms with no windows. Kitchen looks good.

I have never used “Kinzie Park” as a designation on Crib Chatter for a neighborhood either. Mostly West Town with some sub neighborhoods that are popular like Ukrainian Village.

Unless it’s part of the development, one wouldn’t. Like here, which was about Kinzie Park the development:

I, too, was referring to the singular development, and saying that “Near West Side” is not very descriptive of the location of Kinzie Park.

  14. “office tower 50 feet away”

Even if you stood on the balcony railing and leaned out as far as you can without falling off, it’s still 100′.

And this unit is south of 150 Riverside, so there isn’t any real light blockage–probably get some extra afternoon light from the reflection, even.
