Reduction on Harry Weese Duplex: 235 W. Eugenie in Old Town
There were a lot of fans of this 1965 mid-century modern Harry Weese-designed duplex condo when we last chattered about it in March 2008.
It is still available and has been reduced $5,000.
Paul Somers at Jameson Realty has the listing.
Unit #T-4: 2 bedrooms, 1.5 baths
- Sold in August 2004 for $385,000
- Was listed in March 2008 for $409,900 (included a parking spot)
- Reduced
- Currently listed for $404,900
- Assessments of $192 a month
- Taxes of $3,727
- No Central Air- window units
- It does have a w/d in the unit
5k price reduction isnt going to do much of anything.
I really enjoy seeing some of these listings revisited. The link to the old threads are priceless. We can read all the posts claiming that a unit is reasonably priced and will be sold momentarily, and then chuckle as we see another owner chasing the market down (or in this case, a boneheaded realtor trying the age-old – and now worthless – trick of an price change so it will show up again in the filters other realtors have set up in their MLSNI account.
Whoa! A whopping 1.2% price decrease!
Sounds like another owner unable to bring money to the table to closing.
I can see it already: another tale of 95%+ LTV financing..
Keep listening to those RE agents wannabe sellers. Keep livin’ the dream..
