1510 is a 2BR on 1 level that probably nets out the same after deducting for the stairs, is more “On trend” and is $150k cheaper
You can also rent in this building (Albeit smaller) for $2700/mo less and $135k DP

The building has been in that location for 22 years JohnnyU. Not sure why you are complaining about the location now.

Some people want duplexes. They want “levels” and the bedrooms on a different floor. Lives more like a SFH that way. Additionally, 1510 doesn’t have 20 foot windows.
Good question about the “trend.” The white kitchen is NOT on trend any longer (RIP white). It IS, actually, the modern, contemporary wood look like that in 502. So, they got that right when renovating.
No one is going to hate on the white kitchen (for now). It will slowly move out of favor like the dark wood and brown/black granite combo from 2005-2008 has.
Notice that 502 also put in the lighter wood floors which are also “in.” It’s a California type look with the white walls. Natural wood and white or neutral color counter tops. Even a butcher block on the island.
Just look at the new construction luxury high rises for what is “in.”
Look and see what finishes they are putting in The Row in Fulton Market and do the same.

To compare with rentals, I’d look at something like Kingsbury Plaza just down the street.
The 2/2s that are available start at $3800 a month. And these don’t have a primary “suite” because they’re designed for roommates. Love the curved living room and great views. No outdoor space. Also near the feeder ramp.

Chicago prices have gone up every year the past 3 years JohnnyU. There is no inventory and there’s buyers. We are in a similar situation to the West Coast now.
What do people think of that wood/neutral look in the kitchen? It’s definitely the trend now. I like it in some types of units and not in others.
People are going to have to renovate their bathrooms too if those have the “classical” look with the marble counter tops.

Because renters in Chicago are renting at Kingsbury Plaza and all the other luxury rental towers. These are the finishes they want. They mostly do not look at condos to rent, but those will rent eventually. You can get better deals in the condos but then you have to pay a month’s rent in deposit and some of the buildings are older and don’t have as nice of amenities.
Yes, renters really prefer “new” and the shiny new buildings. They just make it so easy to move in. Professional management on site too instead of some far away landlord.
There are thousands of new apartments being built in Chicago JohnnyU.
Case Shiller tells the story about Chicago. Also, it led the 20 city list in price gains for several months last year. I see it flattening out this year but with inventory this low, we won’t see price declines like Austin and Boise are seeing.
Downtown is still struggling but inventory is even being absorbed there.

We’ve hardly seen ceruse at all in Chicago. I can count on one hand how many kitchens have had cabinets like that. Chicago always gets the east coast trends later, but once we get them we have them for several years. Look how long the white kitchen cabinet trend has been going, for instance.

I look at homes that are on the market. I haven’t even seen a handful that are using it, even in the upper bracket. If it’s a trend on the east coast, it’s going to take a LOT longer to make it here. Let’s see what happens in another year.
The natural wood look is certainly in though. Natural finishes. Lots of black and white too.
