Renovated Down to the Studs in the Cathedral District for $775,000: 21 E Huron

This 2-bedroom in The Pinnacle at 21 E. Huron in the Cathedral District in River North came on the market in May 2023.

Built in 2004, The Pinnacle was designed by Lucien LaGrange and has 213 units and attached garage parking.

This is a full amenity building with 24 hour door staff, on-site management, indoor pool and spa area, two fitness centers, theater room, sundeck, dog run and 43rd floor hospitality room and patio.

The listing says this is a “modern renovation” which was “taken down to the studs” and has been elevated to new construction standards with no expense spared.

It has 4″ white oak hardwood floors throughout, solid core Conmore doors with Emtrk hardware, and Hunter Douglas motorized shades throughout.

The living and dining rooms have custom Lightology and RL fixtures.

There is a fireplace with a custom entertainment center.

The chef’s kitchen has custom Wilco cabinetry, Subzero, Wolf and Bertazonni appliances, Caesarstone countertops and a peninsula with seating for 3.

The primary bedroom has a walk-in-closet, spa bathroom with heated floors, Virginia tiles and Kohler fixtures.

The guest bathroom also has heated floors.

The unit has a large storage cage and a west facing balcony.

It also has the features buyers look for including central air, washer/dryer in the unit and garage parking is $50,000 extra.

The Cathedral District got its name because it has several cathedrals, including Holy Name Cathedral and St James Cathedral, within just a few blocks of each other. It’s near Michigan Avenue, shops, restaurants and the new River North Whole Foods.

This unit was last bought in 2021 for $635,000. After the down to the studs renovation, you can have it for $825,000 with the parking.

Buyers love “new.”

Is this a deal for a like-new 2/2 in this building?

Deborah Ryder at American International Realty has the listing. See the pictures here (sorry, no floor plan)

  1. Nicely redone unit for the building and the price is not crazy. Too bad you can’t do recessed lighting in the building without dropping ceilings etc.

Except it didnt. It came on the market in April for $865k (Not sure if parking was included).

Floor plan is in the previous sales section

“has been elevated to new construction standards with no expense spared.”

Well if no expense was spared, they’re losing their ass. There’s less than $100k of headroom after commissions.

Would like to see what they did with the pocket office area

Reno is “nice”. This layout really sucks and is a horrible use of 1300sf. The living area is cramped. Not a big fan of the fireplace providing visibility into the MBr

For $165k DP & $7k/mo you’re better off renting and its not even close. Feels like this is a knifecatchers dream

  3. People who bought units from the developer in this building are now selling at a loss ~20 years later. That’s pretty much all you need to know about this building.

  4. How many Cathedrals are in the “cathedral district”? I can only think of two.

something seems off with that initial listing. doesn’t show up on all listing sites, like Redfin, but it’s on Zillow.

All you need is one. It is a meaningless designation to me in Chicago, but whatever.

“Well if no expense was spared, they’re losing their ass. There’s less than $100k of headroom after commissions.”

And doing work in a hi-rise is extra expensive, and an *actual* to the studs reno in a SFH is going to run around $100 psf (before expenses are not spared), so this seems like it’s probably $150 psf, or $200k+ total.

$6k/month, or more, before considering cost of funds. Should have rented.

For what ever reason (Realators gaming the system, buggy software,..) Redfin has always sucked for recent activity

  9. This is cheap compared with the building Lucien designed in LP (2550 Lakeview). Bur nothing here really inspires me. The view is flat out dull, too.

The Pinnacle is one of the top buildings in River North. The original building sold in a frenzy during the housing bubble so buyers DID pay a premium to buy there originally. It remains popular as it has a lovely location.

Now, 20 years on, the finishes are older and dated. Most luxury buyers want the latest luxury finishes. If you don’t remodel, you likely won’t make any money on these. There’s too much competition with new construction buildings, including One Chicago that is just 3 blocks away.

I’ll be interested in how a completely renovated unit does in this building though. You get “new” at a lower price point than any of the new buildings. You don’t have to update a single thing either. Buyers normally love that.

I use Redfin for most of the data so if Redfin doesn’t show a prior listing, then I don’t list it.

Just a reminder that the Chatterati is almost 100% wrong most of the time on pricing and what sells.

Recessed lighting is overrated. Interior designers hate it. Lol.
