This 4-bedroom English Tudor at 6121 N. Forest Glen in the Sauganash neighborhood of Forest Glen has been on the market since August 2011.

It was last purchased just 2 years ago, in June 2010.

Originally listed $29,000 more than the 2010 purchase price, it has since been reduced $80,000.

All four of the bedrooms are on the second floor with the fifth called a “guest suite” in the lower level. There is also a lower level recreation room.

Built in 1947, it is on a larger than normal Chicago lot measuring 40×140.

It has space pac cooling and a 2-car garage.

The kitchen has cherry cabinets, granite counter tops but white appliances.

The house is now listed 7% below the 2010 purchase price.

The Sauganash neighborhood has always been popular.

  4. I like Sauganash, but at this point, you can get a similar house in Wilmette for the same price and I would much rather live in Wilmette than Sauganash.

  5. The failure to sell this house has a lot to do with stuck city condo owners. This looks like a great home for a city couple with 1 or 2 children looking to take the next step on their real estate journey but can’t b/c they don’t have $50K cash to bring to a condo closing.

    as much as i rah-rah the city saug to wilmette comparison is great. As the saug residents are worse than wilmette ones by a big margin.

    It wouldn’t exist if it weren’t.

    I don’t wanna be harsh but suspect there are some design and layout issues contributing to it not selling. For instance, one of the worst kitchen layouts I’ve ever seen, every room a different color, 2 of 5 bedrooms very narrow, etc.

    Jenny/groove I’ll also match your Wilmette comparison and raise you one– just think of what $720k got you in Wilmette in 2010. Pfff.

  11. 480k in 1998 is about 607k in today dollars. I think the upstairs bathroom has been redone since. Wouldn’t be surprised if $600-$625k get it done, but I’ve been guessing a little high lately. I really like the exterior and the street/neighborhood is one of the nicest in the city…you know, if you have to live within the boundaries.

  14. I don’t care about kitchens and even I think this one is poorly designed. Almost no counter space by the ovens or refrigerator? For such a large kitchen, it’s shockingly terrible.

    and the realtor said the same thing. I wonder if that is becoming the de facto excuse realtors are using when asked why a seller is selling a home. I’m not saying people don’t get transfered/relocated. And two owners within the same nabe probably isn’t a statistical annomoly. Just seems to be a very common answer out of the mouths of realtors.

    That’s a veiled bigoted comment. I take the opposite view, of course. The Saug kids are much more normal and all-American than the kids from Wilmette-Avoca school district, which on a sliding scale isn’t quite as bad as Glencoe or Highland Park gets.

    Phill my new friend, its an exaggeration to make a point (to someone else). but the residents seem to have different vibe in saug than say other NW side hood. many north of peterson have a “im better or richer than the people on the NWside” air about them. its a bit to fake and unrealistic, but spend a day at the park or at the whole foods and you will get the gist (jist?) of what i am talking about.

    i have a cop buddy who lives right of bryn mawr in saug, his block is sweet with good neighbors. He has the same view as me about the hood.

  29. Jane Bryne married here, when she was given a bag of dog poop by a Daley minion, but she wasn’t a local resident because she lived at 111 E Chestnut. Queen of All Saints’ school experienced significant enrollment decline several years ago, due to large number of disgruntled parents withdrawing their kids after their legitimate complaints were ignored. Saugnash has some beautiful residential blocks east/south of church, but other blocks are ugly post-war split-levels and ranchos. Saugnash also still lacks basic upscale neighborhood retail and entertainment amenities, despite Whole Foods arrival, and residents still must rely upon Skokie/Niles/Morton Grove for much of its lifestyle accommodations.

The realtwhores will always use the canned corporate relocation excuse even if it’s a job loss type situation as they don’t want the lemmings (prospective buyers) to get any nervous ideas that the same might happen to them. Afterall if it happened to the previous owner of their dream home whose to say it can’t happen to them. Its like wondering what Facebook’s underwriters qwould’ve said about the ipo a week ago. In a sense they all ARE “corporate relocations” in that with the job loss ones they are relocating/downsizing due to a corporate event.
