  2. So again, no bathroom on the main floor, only 2 upstairs. Not fun when you have a nice deck off the main floor to host guests on but, they have to head upstairs to use the bathroom.

    Huh? Listing sez only the Master BR is upstairs and the other 2 are on the main floor. So the upper level is MBR, two decks and two baths? Really?

    My bad – read that wrong – looks like all that is upstairs is master, master bath and deck. Although having the other 2 bedrooms on the main floor separated from the master makes it even worse in my mind. Especially with kids – those stairs can be dangerous at 3am running down to calm a crying kid! Not bad if roommate type of situation though…..

    I agree the layout still is notgood. Roommates or office+guestroom/exercise room seems the most practical use for the layout.

    Agree.

    I will say I think these sellers have this place nicely decorated, although as we have been told, we are not supposed to evaluate their decorating tastes as the furnishings will not be there if you were to move in. BUT…. when you take away their furnishings the finishes in this place are very blah. Boring kitchen cabinets, ok appliances, boring woodwork, hollywood lights and blah faucets in the bathroom…. This is a case where I think their nice furnishings and decor make this place look nicer than it really is.

  11. I used to live right near here, and while the place is on Chicago, the side street is really quiet, and there is a cute park nearby. I once heard this slice of the city (W of Ashland, E of Damen, Div to Chicago) is one of the lowest in crime b/c of the police dept nestled back in there. I never had any problems living 2 blocks away from this place.

  13. As far as the listing headline saying “close to the blue line,” it would be far more appropriate to say “Overcrowded, dirty bus right outside your front door to the blue line in 5 minutes.”

    Definitely more favorable than anything going further west as far as EL access, but 5-6 blocks down chicago or Ashland in the winter isn’t exactly ideal for an EL rider.

  14. I moved just around the corner 2 months ago and have had something stolen from the garage and my mailbox and garage grafitted. Also, there was a double murder suicide two weeks ago. It’s not as safe as I would have hoped.

  15. You’ll have crime like that in any neighborhood in the city. I lived a couple blocks from this place and loved the area. I moved away because it was too far from the El stop (Division and Ashland is a long, nasty walk in the winter).

    There was nothing about that particular crime that put anyone other than that family in danger. This area has it’s problems but it has fairly rapidly(5-10 years) turned into a very nice neighborhood.

    I looked at a place right around the 2500 block of Chicago a while ago that I really liked, but just could not stomach the thought of being tied to the Chicago bus and the blue line to get to work.

  18. I have a hard time accepting the description of this place….’penthouse’, on busy Chicago St., west of Ashland, in a three story, low rent retail based building….no this will not generate much interest until the dreamy realtor rewords the listing.
    As it is now, without seeing the pics and description of the property one would think they were getting a 40th floor penthouse.
    While it is in decent condition and is obviously cared for, there are too many negatives to consider it.
