    This is pretty much at rent parity, save the DP and rent.

    HOA seems low, would want to know the reserves status

  2. Seems priced about right. This mostly original one is contingent at $557k:

    Feature has nicer bath finishes, but doesn’t have primary bath separate shower. Feature also has new(ish?) appliances.

    Biggest difference tho is different layout and view. A lot of units in this building have relatively long entry halls/foyers, and I dunno that I think it’s the best use of SF.

  3. Nice enough unit. The immediate area feels sketchy to me after dark on Fri & Sat night. I was over there recently and there were a lot of vagrants and gangbanger types milling around.

  4. I’m surprised this one did a renovation of the kitchen and baths already. Only 15 years old. Do you need to do it if it was built prior to 2010?

    Lots of housing boom condo units that look “old” now. They are 20 years old with the old finishes. Younger buyers don’t want the old finishes. It’s dated.

    I like the finishes choices in this unit. Seems really modern. Could just move in.

  6. Nice to see a proper 2 bed / 2 bath in this area. Most are lacking full walls and/or exterior windows in one of the bedrooms.

    Look at some of the units with original finishes, there you’ll find your answer
