  1. I think this is a fantastic house. Does anyone have a sense for how many sq ft? It looks quite spacious and the outdoor space would be great in the summer.

  2. I think this is a great deal – someone could really enjoy living here for 20 years, and be confident that the land value, itself will be a good investment (even if the house needs to be torn down in 20 years).

    In terms of the outdoor space, there is no privacy – can you imagine sunbathing or hanging out in your underwear while everybody is staring at you from the building next door? (actually, come to think of it, it might be quite fun!!!).

  3. Joe, I agree, a floorplan would seem to be a requirement for a place like this– especially when a victorian has 4 bedrooms upstairs on a standard chicago lot, nice to see how they fit it.

    Wonder if building a garage would have sold this by now?

  4. Yeah, it is hard to figure out how everything fits. The sq ft has to be 2000 +/- because there is no finished basement and the back yard appears reasonably sized, even after adjusting for no garage.

  8. Sorry- you guys are right. No garage- but it does have 2 car parking. It looks like, from the pictures, you could build a garage. You can see one of the cars in the picture of the backyard.

  9. Not getting this one… it’s a very small looking Vic from the curb shot and nothing in the realm of even close to a mil from the inside. I’d guess price is dictated by land value here? Seems steep by well over 100K.

    I KNOW! Of course, that’s why its AV is $83303, even tho it’s listed as a 2 flat with only 2 baths and no cac.

    I guess the 3391 would include the basement if the (supposed) apartment were in the basement.

    fu for making me open g-earth and measure–house is about 62 feet long and about 18.5 wide, for 1147 per floor, so yeah, 3391 is possible–not likely, of course, but possible.

  19. Maybe $900+ in 2006. But with 2500+ sq ft Duplexes with Subzero/Wolf, garages, duel zone, etc. going for $550-650k in the area, their going to need to be about $150k lower. IMHO

    BJS, you really DIDN’T overpay if you are enjoying your place and get some real non-financial returns from it. Again, it is ALL psychological. I actually lose sleep over potentially losing 25-50k on some of my real estate properties and end up not selling because of it. On the other hand, I freely spent nearly 300k on a car (which is probably going to be worth 100k in 5-8 years) and have absolutely NO regrets. Why is that? Psychology. EVERY single one of us can find examples of this type of behavior (on different levels) so the sooner we realize that it is OK to splurge on housing/cars and things that make us happy, the better off we will be!!! Also, remember, your self worth is NOT based on how cunningly smart you were in getting “deals” nor is it how much money you have. The sooner everyone realizes THIS, the better off they will be.

  25. Clio – I’ll buy the Lambo in 5 years at foreclosure rates of 50k. I’m sure it would bring me great happiness as well. I only want to drive it for one summer and get that out of my system. Then its back to my 5 year old Caddy. Besides the average person can not distinguish a well kept 5 year old Lambo from a new one. Enthusists yes, average folk no.

    It’s barely over 1/2 a lot and sold for $330k in 2002. That’s hardly a nosedive. It’s greatest value is probably to one of the two neighboring landowners–note the vacant lot to the north.
