Love the location personally, but many would find it too loud / social. I don’t think it’s worth $100K more than it was 10 years ago though. Needs to be $580K imho. Side note–surprised there’s NO amenities, not even a small cardio room.
In 2002, few cared about amenities, especially in a smaller building like this. It tells you how much has changed.

I look at those prices in the mid-2000s and it’s still striking how expensive all the real estate was because the mortgage rates weren’t that low in that period. But salaries were much lower. And because of the bubble, if you bought back 20 years, you barely have any price appreciation.

can’t beat the location if you’re a biker or blue line rider. I personally avoid anywhere on Milwaukee now with what they’ve done with bike lanes and lack of parking. it’s a cluster on busy days.

Kitchen reno looks nice enough for the unit. Should be another outlet near the fridge. Pendant looks nice, but is it enough light?
Track lighting with only two lights per track? ugh.
Doesn’t look like there are enough electric outlets in general, and several are in dumb locations.
Bathrooms are both straight outta 2001. Was that shower base in the primary installed correctly? A huge percentage were not.
WiC appears nicely fitted out.
2d bed is legit, but small, and better suited as office/den.

May-14 @ $425k + CPI = $565k.
Ask is 6% off in real dollars, with a kitchen that (with the new floors) is alone 100% a $50k improvement. They also replaced the HVAC and took out the stupid fireplace that made the public space quite awkward and upgraded the closet from (decent) elfa to much nicer.

In real dollars, this is the cheapest this unit has even been, and looking at the current finishes, it’s also the nicest it has even been. Situation sucks.

Agreed. The 2000s is when this condo was expensive. Prices got insane in Chicago during that decade.
So Chicago is HAWT and Bucktown (for arguments sake) is still popular, yet there’s been zero appreciation in real terms?

The “townhouses” are on top of Ranalli’s, with a view of the patio. The others are in the taller building ot the south.

Rental grade building that happens to be condos in a good location.
Highest recommendation I have for living there is that when you look out the window, you can’t see the building.

I’ve had friends rent in some of these buildings. Very nice rentals as the location is good.

Chicago had a massive housing bubble JohnnyU. I know you moved away 35 years ago but a lot has happened in the meantime. Valuations went down and took 20 years, sometimes more, to even get “back” to housing bubble levels. It’s been brutal.
But Chicago’s inventory is at record lows right now and that puts the market in an interesting place. Buyers are still being picky. They still want “new” and updated. They are waiting for the spring season. Will we see any? It’s not coming on the market yet.

great location with parking and doesn’t seem to be a lot of turn over in the building which indicates to me that people are well satisfied and the building is not a dumpster fire and run well.
