The Contemporary 2-Bedroom Loft: 333 S. Des Plaines in the West Loop

This top floor 2-bedroom loft at 333 S. Des Plaines in the West Loop recently came on the market.

The building was converted in 2004 and retained the high ceilings, exposed ductwork and exposed brick common in authentic lofts.

This unit has also been upgraded with contemporary features including a custom architect-designed white wall unit and Mecho shades.

The kitchen is completely white, including the counter tops, except for the stainless steel appliances.

The marble bathrooms also have white cabinetry and counter tops.

At 1745 square feet, this 2-bedroom is much roomier than your typical 1200 square foot 2/2.

It is also priced $40,000 under the 2004 purchase price.

Is this a deal for the square footage?

Kathleen Menighan Wilson at Prudential Rubloff has the listing. See the pictures here.

  • Bedroom #1: 16×18

  1. Very fair price. Nice open space. Finishings look cheap, but space has much potential. Sad that it doesn’t have a view…though wiht all the new highrises going in near the east side of the West Loop, the few lofts that had views will likely lose them.

  3. Way too much white and way over priced, but I like the space and location in general.

  4. so is it okay to take on parking as extra since this is bigger building with more units?

  6. That dinky kitchen in 1745 square feet is really unfortunate. I think that’s a bar sized sink.

  7. exactly Blackberry and to me this place is pretty overpriced, I’d rather buy this one any day (I know not the same hood):

It includes heat, has a pool, and actually has views.

    a) this unit has views. looks to me like it has expansive south/west views. not skyscraper views, but expansive and certainly nothing to be sad about. lets ton of light in…definitely underrated.

    b) what are “all the new highrises” ? — can you elaborate? i know of one/two still proposed but definitely not some imminent building boom.

  9. p.s. place is overpriced…lot of 2/2 competition in this neighborhood…gonna have to be closer to $350-$375K list WITH parking. at minimum.

  11. no way this goes sub-$300K, unless we have a serious and significant stock market collapse. Do the $500 assessments include heat & A/C? I doubt it, so they are expensive.

only ~half a million dollars for a 2/2 in the booming west loop??

seriously though – $275k w parking should get this sold.

  14. Looks like another unit with the same floorplan recently sold for $375 – http://www.redfin.com/IL/Chicago/333-S-Desplaines-St-60661/unit-415/home/12646591

I’m not a fan of this unit, but I still think it goes for about the same, $375k with parking.

  15. Agreed, I think it will sell for close to $375 based on the most recent comp. Also this looks to be on the top floor -no one above you- which is always a plus in a brick and timber loft. The unit faces South-East with the Eastern wall facing part of the alley and the office loft conversion next door. I live right down the street from here and love the area. Greektown is a couple of blocks away, the Blueline & Metra are both very close as is expressway access. Also zoned permit parking is very easy in this area for guests.

  16. I think this is a great example of TOO much white! It looks like a vacuum came in and sucked out all of the color. I’ll agree overpriced too. I’d say maybe $350k.

  17. Have to agree about the kitchen. And there is way too much white. “Dwell worthy” might be my new favorite listing joke.

  18. Great unit. Great building. No door on master bedroom, no view, and fire station across the street are what hurts. I think it will sell for $400-415K.

  19. Them’s some high assessments for that price+parking, IMHO.

  20. Cool place and although slightly overpriced I think that it will sell in the high three’s with the parking included. Can’t stress how great it is to be on the top floor in timber frame structures. Well worth the extra $10K.
