    which, funky layout, ugly kitchen and all, would be my clear preference to this.

    But, this should still find someone a little under $600, if the sellers are willing. As always, I hate the very unequal sized 2d and 3d bedrooms.

  4. This is HD’s house when he makes partner. Just way too close to the expressway. I honestly would not live there for free. Maybe there are enough HDs around who don’t care, but seems like too fancy for the location (Fairfield south of the blvd on the other hand is one of my favorite streets in Logan).

    Still, the subject property might have a better future than this:

  5. 625k for this? god damn the interior staging looks like it was patched together from craigslist, and those cherry floors look like shit with all the brown everywhere, and seriously people stop buying lighting fixtures from home depot, they have the UGLIEST crap around!

    the only thing i might like about this place is the exterior, if it was brick all the way around (which its NOT)

  11. California & Division is a crazy intersection traffic wise. There’s a new Walgreens there that opened about a year ago. If the strip with the carpet store and kitchen store got cleaned up a bit, this might be a good deal.

    Close to Orbit Room and Small Bar Logan, a bit further to Hachi and Buona Terra but not a whole lot else.

    I’d want a bigger backyard, nicer exterior and easier access to the L for $625k. I’ll say this will close when it gets to $525-$550k.

    There’s other retail on Calif south of Logan (Letizias, Gosu, Starbucks). Not super close but not too far from all the retail around the circle in Logan, or on Milwaukee (Revolution, Mustache, etc).

    Dunno about much larger–assessor has it at 2250, which means about 3400 counting the basement. The lot is only somewhat bigger, despite the listing claim (it’s 3843, per assessor), and much less usable.

    And *ON* the Kennedy really excludes many, many people. That’s a comp for HD’s Keeler house.

  17. Nat – I don’t recall the lot size off hand, but it’s not nearly as big as they stated. The house and the house next door (2619) were built on an irregular triangular shaped lot by the developer.

  20. The traffic at Cali and Diversey is really only crazy during rush hour. That’s actually a nice little pocket of Logan, but yeah, being THAT close to the highway (and across the street from the school IMHO) are going to hurt.

  21. I like the interior of this house. I’m not sure if I like the neighborhood.

    Also, I would prefer to have a larger back yard than a large front yard.

    I’m probably one of the few, but I don’t care for monster sized wood decks. They are too difficult to maintain and take up way too much space. I have a wood deck on my roof and it’s difficult to maintain. I can’t imagine having to maintain a deck that has stairs and various support beams.
