The Newer Construction 3-Bedroom Single Family Home in Logan Square: 2730 N. Fairfield
This 3-bedroom single family home at 2730 N. Fairfield in Logan Square just came on the market.
It is listed $35,000 under the 2005 purchase price.
Built in 2005 on a standard 25×125 lot, the house has an attractive layout with all 3 bedrooms located on the second floor.
It has Brazilian cherry hardwood floors throughout the first level and a finished lower level family and rec room.
The kitchen has the finishes you would expect from 2005 new construction including maple cabinets, granite counter tops and stainless steel appliances.
The house also has central air and a 2-car garage.
Located just 2 blocks north of the Boulevard, given that it’s new(er) construction, is this a deal in this neighborhood?
Michelle Liffick at Dream Town Realty has the listing. See more pictures, a virtual tour and a floorplan here.
OR- see it in person at the Open House on Sunday, June 5 from 11 am to 1 pm.

Such nice appointments in such an ugly house. What a waste.
When checking out other listings nearby, saw this u/c listing:
http://www.redfin.com/IL/Chicago/2752-N-Richmond-St-60647/home/13451804
which, funky layout, ugly kitchen and all, would be my clear preference to this.
But, this should still find someone a little under $600, if the sellers are willing. As always, I hate the very unequal sized 2d and 3d bedrooms.
I dont have to comment,
The atrociousness speaks for itself
This is HD’s house when he makes partner. Just way too close to the expressway. I honestly would not live there for free. Maybe there are enough HDs around who don’t care, but seems like too fancy for the location (Fairfield south of the blvd on the other hand is one of my favorite streets in Logan).
Still, the subject property might have a better future than this:

625k for this? god damn the interior staging looks like it was patched together from craigslist, and those cherry floors look like shit with all the brown everywhere, and seriously people stop buying lighting fixtures from home depot, they have the UGLIEST crap around!
the only thing i might like about this place is the exterior, if it was brick all the way around (which its NOT)
“Still, the subject property might have a better future than this:”
“too much to list!”
Or take pix of, apparently. All the features must have broken the camera.
Trade offs. New construction? Off neighborhood and on the highway. Put this in bell and what does it sell for?
speaking of highway someone has apparently found this home close enough to the onramp for their liking

“Trade offs. New construction? Off neighborhood and on the highway. Put this in bell and what does it sell for?”
Meh. Nothing new gets built that small east of Western.
Pretty solid comp here:

Just sold for $690.
“speaking of highway someone has apparently found this home close enough to the onramp for their liking”
Reno’d as an (prolly illegal) 2-unit. Nice.
California & Division is a crazy intersection traffic wise. There’s a new Walgreens there that opened about a year ago. If the strip with the carpet store and kitchen store got cleaned up a bit, this might be a good deal.
Close to Orbit Room and Small Bar Logan, a bit further to Hachi and Buona Terra but not a whole lot else.
I’d want a bigger backyard, nicer exterior and easier access to the L for $625k. I’ll say this will close when it gets to $525-$550k.
Even better highway property under k

Given, this house (below) is MUCH closer to the highway, but also much larger. Shows how overpriced Fairfield really.

“California & Division [Diversey] is a crazy intersection traffic wise.”
I know what you mean but it’s really fine if you’re just going through on California.
“Close to Orbit Room and Small Bar Logan, a bit further to Hachi and Buona Terra but not a whole lot else.”
There’s other retail on Calif south of Logan (Letizias, Gosu, Starbucks). Not super close but not too far from all the retail around the circle in Logan, or on Milwaukee (Revolution, Mustache, etc).
jholz – holy crap that lot is huge.
“Given, this house (below) is MUCH closer to the highway, but also much larger. ”
Dunno about much larger–assessor has it at 2250, which means about 3400 counting the basement. The lot is only somewhat bigger, despite the listing claim (it’s 3843, per assessor), and much less usable.
And *ON* the Kennedy really excludes many, many people. That’s a comp for HD’s Keeler house.
Nat – I don’t recall the lot size off hand, but it’s not nearly as big as they stated. The house and the house next door (2619) were built on an irregular triangular shaped lot by the developer.
“holy crap that lot is huge.”
Holy crap that realtor had no idea how to describe a triangle.
Hi, welcome to our home, throw your coats on the floor. This must have been a builder special – an architect would have included a closet next to the front door.
The traffic at Cali and Diversey is really only crazy during rush hour. That’s actually a nice little pocket of Logan, but yeah, being THAT close to the highway (and across the street from the school IMHO) are going to hurt.
I like the interior of this house. I’m not sure if I like the neighborhood.
Also, I would prefer to have a larger back yard than a large front yard.
I’m probably one of the few, but I don’t care for monster sized wood decks. They are too difficult to maintain and take up way too much space. I have a wood deck on my roof and it’s difficult to maintain. I can’t imagine having to maintain a deck that has stairs and various support beams.
“I’m probably one of the few, but I don’t care for monster sized wood decks. ”
You aren’t the only one.
If this were brand new they might get a buyer at $625k. $550k for the 6 year old construction.
Finally sold for $540k!
