Several of you have been chattering about this 3-bedroom vintage house at 1956 N. Lincoln in Lincoln Park in recent days.
The home did not escape my notice.
Built in 1906 on a 30x92x78 lot, the house still has its crown molding, wainscoting and other original features.
It has 3 gas fireplaces, including one in the 28×12 master suite, and skylights.
The kitchen has white cabinets, stainless steel appliances and granite counter tops.
The house has had some modern upgrades, such as central air and also has a 1.5 car heated garage – with one other outdoor parking space also included.
It is also under contract, less than 2 months after being listed.

Just beautiful! Not surprised this went under contract so quickly. The staircase is a stunner. I have a few minor issues with some of the finishing choices, but it is an absolutely stunning property overall. I can see some people may not want to live on a busy street like Lincoln, but I could get over it quickly to live in this place.
Everything about this place is gorgeous. I am not at all in this sector of the market, but I’ve gotta think this blows away anything else under 1.5 mil.
Wish I had that kind of cash to blow!

Sure, but what if you’d pounced on it on the prior listing for just under $1mm? The locations are about tradeoffs, the parking is worth a lot, but Eugenie has more interior space. This one is certainly “better” for $100k less, but probably not for $400k more.
Wow. Nice place. I’m not big on LP but willing to move there for this place. Parking is perfect, garage for us and spot for visitors. I don’t love the finishes in the bathroom but do love just about everything else.
We will have to ask Steve Heitman and anon(tfo) whether this is the “real” Lincoln Park. According to them you need to be east of Halsted and within certain boundaries to qualify. I think under an oak tree three blocks from the El facing west, south of Wrightwood but north of Belden.
This place is effectively the same price as the Lakeview co-op once you account for the outrageous assessments and parking on that building.
And that’s at this list price of 1.3, which I’ll assume that the buyer did not offer.
With the recession over these buyers will be able to sell this place for 2.5 inside of 5 years.
I’m green with envy.

I hope these guys like to party. I’m a block west of here and half a block in from Armitage. From my third floor bedroom I can here shrill sorority screaming 4 nights per week if I leave a window open. I wonder what being at ground zero would be like?
This would be extra sweet if you were in your mid twenties.. The late nights will be more than worth the appreciation on this place though. Wow.

I’m sure this comment will offend a few, but I won’t even give a person the courtesy of looking them in the eye if they live west of Halsted and more than two blocks off Armitage.

Judging from the exterior, it was built in the late 1800’s, not 1906. Just adding that factoid.
It is absolutely beautiful and I can see why it sold quickly at this price. The staircase is gorgeous. The rooms are all massive, including all the bedrooms. Like the lofted bedroom. It’s in perfect condition and the recent renovations are beautiful. And the location is ideal- right in the Old Town Triangle, a prime neighborhood in the middle of everything.
It looks to have been built 1870-1880, as the most of the houses on this block were.

It’s about 100 feet from Stanley’s dumpsters, 150 feet from Gamekeepers (4 am license!) and 50 feet out the back door to Sedgewick’s. It’s a great location in many, many ways, but has a lot of negative–nowhere close to “ideal”.

Assessor says it’s 119 years old. So, 1890-91, depending on when they update that.
Oh, and the AV is *down* 5.7%. Assessor’s MV of $1,112,150.

The only thing this house shares with LP is the zip code. That stretch of Lincoln Ave south of Armitage is Old Town Triangle.

Where the LP “official community area” has a southern boundary of North Ave from the lake to the River. So that’s another thing they share.

Ugh apparently this address is not zoned for residential parking permits. Surprising. But “Old Town Triangle” is technically Lincoln Park, regardless.
Sure, that’s the ‘community’ of LP, not the neighborhood of LP. With that thinking, there is no GC, RN, OT, SV…. on and on. I have yet to a house for sale near Astor and Shiller be advertised as Near North Side – it’s Gold Coast.

Wanted to look at the place and was told it wasn’t ready for showing yet (but was already on redfin). Then a couple weeks later, it was already under contract – so it moved extremely fast.
My wife loved the way it looked and it is hard to find anything this reasonable for that price point in the Lincoln school district. It would be nicer to be on a quieter part of LP though.

I’ve lived here for 5 years and this is the first time I’ve ever heard the words “Old Town Triangle” said in that order.
I’ve had some jokers try to convince me that I live in Old Town before, of course those jokesters didn’t actually live in Lincoln Park or Old Town. They tended to live in Sucktown or no-Lakeview. But I’ve never been told that I live in the Old Town Triangle before. Huh.

2031 N Cleveland? Not nearly as nice, and no existing garage (but access and space to put one in on the 24×100 lot) and “only” $965k for a 4/3.5.
But, it’s a rowhouse, which (along with townhouses) most of the Lincoln School under $1.5mm 3+/3+ places are.

Alright, which of the regulars are you. Because you are *obviously* trolling, and about half of it (this in that half) is fairly amusing.
Permit parking zone, area code, even the icy wind from that lake that most every neighborhood shares, still doesn’t define what neighborhood you REALLY live in. I just can’t comprehend the notion that someone from Rubloff lets say, can single-handedly reorganize well defined boundaries that have existed for decades… all for personal profit. Now there’s east Lincoln Park? WTF? Just because you have a degree from Phoenix University doesn’t mean you actually went to college.
Jay people call where they live largely what they want to believe. I remember once I got a gal quite pissed by informing her that the loop ends at the river and not at the highway as she so wanted to believe. Her ego couldn’t quite take that she lived in the West Loop.
Back to “best affordable house” nominations. Remember the prairie-style house on 7121 S Paxton? While I direct your attention to the 3 bedrm/2 bth bungalow-style house at 6911 S Constance, further north, at $399,000, cute as a button, and renovated with “good taste” quality. This I would buy if spouse would ever consider the south-side.

Sorry Roma, missed your comments back in December. I like the Constance house, though obviously I haven’t walked through it. Anything disconcerting in the basement or unphotographed areas? I think the house is charming. Have you explored alternatives to CPS re: school? Paxton and Constance houses are similar in size, but different in relative location. Constance’s block looks good on scrolling web-streetscape; always good to buy the more modest house in the block.
The Old Town Triangle Association was formed in 1948. The Triangle district is a registered Landmark since 1977, so one of the missions of the Association is to preserve the Landmark status. The Triangle Association also runs the Old Town Art Fair.
Anyone who lives in Old Town can see the signs posted on many of the street lights if they opened their eyes. Those signs have a map of the Triangle district.
