Why live with someone above or below you when you can buy a 2-bedroom rowhouse like this one at 2010 W. Potomac in Wicker Park and never hear anyone walking overhead again?

The rowhouse was built in 1997 but there are no dimensions given for the lot in the public listing.

It has a much sought after 2-car attached garage and a 400 square foot private rooftop deck.

Both bedrooms are on the second floor with the family room on the lower level. There is even a bathroom on every level.

The kitchen has a combination of white and cherry cabinets, granite counter tops and stainless steel appliances.

It has central air.

The rowhouse is located smack dab in between the Bucktown bars/restaurants and those of hot and trendy Division Street.

Is this a better deal than just buying a duplex in a 3-flat?

    3/2 duplex ups in the neighborhood (and in Bucktown) are selling in the high $400,000s. Same square footage. One extra bedroom.

  5. This does seem like a very nice place and a great option over a usual condo. However, the one bathroom picture looks like it could use updating and since it was built in 1997, I wouldn’t be surprised if that was all that could use updating.

    To leave room for updates, maybe the low $400’s/high $300’s?

    It looks like there are rowhomes on Potomac, Damen and the alley with a driveway that goes behind the ones on Damen and Potomac and leads to the front doors of the ones on the alley. My guess is the garage is beside the living room and below the dining room/kitchen.

  7. The price seems about right to me. The 2004 price doesn’t high unlike most other 2004 prices. Is there something wrong with this block though? I would have thought peak pricing for this type of place would have been close to $600k.

  11. Lis pendens filed Nov-11; so I suppose it does have it all, including distress. 10% off list price would probably cover the outstanding mortgage, but anything less is likely going to require some financial wiggling

  13. What I can’t figure out is which room in the listing is the foyer area–that can’t be more than 12′ deep, so doesn’t match any of the listed room dimensions.

    Also, where’s the coat closet? Do my guests just have to throw their coats on the floor?

  15. anon (tfo)….oddly enough I’ve toured plenty of million plus properties, that somehow exclude the coat closet. It’s actually pretty baffling to me….They typically include some sort of open mud room at the back of the house, but that strikes me as so suburban…..since in the city we actually enter through our front doors.

    I think the entry room is being called the dining room. 12′ from the window to the railing and 17′ wide. I think the coat closet is directly across from the front door with the vases or whatever on top of it.

    I have seen many places though without a coat closet. Automatically gets written off my list.

    Yeah, yeah. I could also get a butler. But with the seriously compromised utility of that foyer area–made worse by the fireplace–why not a closet? tho, it’s possible there is one to the left of the stairs up, unless that’s where the stairs down to the lower level (unpictured) family room is.

    Exactly….and the stairs down to the family room are below the stairs leading upstairs. I think you may need to invest in some glasses along with the butler. 😉

    Yeah, I wasn’t sure which is which, but one of them has to be dining and the other living, perhaps generously measured. Taking another look, I think the cafe table and chairs seals it, that’s the dining.

    Rest of the place seems to be 16′ wide–so something is still screwy (besides having the dining room thru the living room and down 6 steps from the kitchen)

    Now, on the SF–the footprint sees to be 17′ wide by (13+13+11+round up =) 40′ deep. And there are three levels of living space, but the lower level isn’t full depth. How does that get to be 2200 SF, when 3*17*40 is only 2040, and it’s really not more than 2.5*17*40 = 1700?

    They are under the stairs that go up. You can see the railing in the 3rd picture behind the TV. I’m guessing there is a family room and garage down the stairs where there are no pictures.

  28. The floor plan from the other unit indicates that this place (and that place — shocker!) is nowhere near 2200 square feet. Not to mention that you have about 320 square feet in garage space.

  29. That’s a great looking roof deck. I hate the first floor, though. That will look out of date in no time (to me it already does). My tastes are pretty traditional. Maybe someone else will like.

    Seems like not a terrible deal, but I don’t know this neighborhood all that well.

  30. The sqft on these places are never right. This is a very good location. The place hasn’t been updated much since it was built, so I think it will sell in the low $400k, close to the 2004 price. If it was updated more, I bet mid $400s. A lot of people will live with the finishes to get the two car garage and the large deck.

  31. Unit C’s sale price might push this place down a bit. But, despite this place’s quirks, as Sabrina rightly notes, it seems like a pretty solid deal and a good alternative to dup condos that trade in the 400’s in the hood. This could fetch 600-650k in OTT/ELP, and with a third bedroom, maybe 700-800k (as is). So the 400’s for WP doesn’t seem nuts.

  32. I really like the living room. I am a fan of split level layouts. The fireplace is pretty cool and screams “Hef” to me. Throw a bear skin rug down there and bring some ladies back from Division Street bars in no time. It’s too bad I’m not single and Angels & Mariachis closed, otherwise I’d be all over this one. I like the metal railings in the main area. They make the place seem modern, which is cool. I suppose if I wanted to class it up a little bit (might have to with a roaring fire and that bear skin rug!), I’d just have them replaced with wrought iron. I think the pricing is fair.

  34. @matthewlesko I really like the living room. I am a fan of split level layouts.

    Not a fan of the layout-those split level layouts just make for fragmented spaces and extra work climbing up and down stairs. Can’t see this going for the asking price. The kitchen cabinets look like a hodge podge of cheap afterthoughts. Nothing special here.
