This 3-bedroom triplex loft at 22 N. Morgan in the West Loop came on the market in September 2022.

I’m not sure how many units are in 22 N. Morgan, as this listing says there are 40, but our old chatter on the building says there are anywhere between 22 and 26 units. It’s a unique loft building in that each loft has a private entrance off the central landscaped courtyard.

It has outdoor parking but some of the listings indicate garage parking but I’m not sure if that’s in the building or not.

The listing for this unit says it’s the largest unit in the building, at 2200 square feet, and “lives like a single family home.”

It has been “designer renovated” and has exposed brick walls, timber ceilings and exposed timber beams.

The first floor has a 23 foot wall of windows and a wood burning fireplace with a teak wood front along with a floor to ceiling wood storage.

There are espresso hardwood floors on the first floor.

It has a lofted library nook under the stairs.

The chef’s kitchen has Archisesto Italian cabinetry, Liebherr and Bosch appliances, a Monogram wine fridge and a water peninsula with white marble countertops that seats 3.

It’s open concept to the living and dining room.

The first floor also has a full bath, laundry, and a work-from-home desk with shelving.

The primary suite is on the second floor and has 3 custom closets, another built-in desk, which the listing says is from a repurposed butchers block from the West Loop’s first luxury restaurant, Marche, and an en suite bath renovated by Siren Betty Design with a dual vanity and heated floors.

The top floor has a second suite with an en suite bath, 2 custom walk-in-closets and heated bathroom floors.

If you like outdoor space, the loft has a 2-story private roof deck with a built-in grill and beverage fridge, 4 Bose outdoor speakers and multiple lounge and dining areas.

The loft has all the features buyers look for including central air, washer/dryer in the unit and 1 car deeded parking is included, with the option to buy a second space.

It’s in a central West Loop location near the shops and restaurants on Madison and Randolph with Greektown and Fulton Market also just a short stroll away.

Listed in September 2022 at $1.1 million, it has reduced $100,000 to $1 million.

    That’s a pretty good sized RTU right behind the grill + condenser or fan right off the door. Gonna get pretty loud in the summertime

    There appears to be a second one in picture 16, right behind the white wire bench, next to the stairs. If so, the lower portion of the roof deck is going to be very loud. Hard to tell how loud it would be on the second tier of the deck.

    Regardless, selling this place when the AC is off is the way to go.

  3. I think the rehab / decorating is dope. Not sure on the price, but this would make a cool place imho…

    I remember looking at these units when they were converted to condos back in the day.

  4. Too much astro turf….Depending on what is underneath, might it rot your deck out faster? Otherwise, nice reno but I just don’t know on the price. I feel like for someone not in a rush and a little cash at their disposal, there is going to be a lot of great opportunities soon. Home prices are a little sticky on the way down.

  6. AC noise doesn’t bother, and if it did, a low DB replacement isn’t that expensive… But if we are in the 7 figure range I expect indoor parking. Nice remodel.

  7. This place isn’t my taste at all. Both the old listing and the new listing pictures make this place seem dark and depressing to me. The room with the metal bunk beds reminds me of a prison cell. This place screams divorced dad who hasn’t found a new partner yet.

  8. I get that comparing a 3/3 to a 2/2 is very apple and oranges, but this place with windows on 3 sides is more my speed as a loft unit:

  9. Great style and photography. Not my taste, but I appreciate the style. I like the original kitchen better. I would have kept the original cabinets and replaced the appliances with something higher end or more contemporary style to match the rest of the place. At $1MM, I expect Subzero, not Lieberr.

    Jeez. This loft is about 700 sq ft bigger than my home. You’d be really underwhelmed by our Whirlpool stuff.

    I probably would! I put too much value in appliance quality/prestige. At least it’s not Samsung. It bothers me that my parents house, which is worth 3 times as much as mine in an LCOL (same property taxes), has the same awful GE appliances as I had.

    Whirlpool refrigerators do make the best ice.

  14. When I was researching appliances so many people wanted Wolf just for the red knobs and the look of a higher end kitchen, without mention how it works for their cooking. I class that as being for the “prestige” of ownership. They even sell a $380 toaster for those people.

    Our (approx three-year old) Whirlpool fridge doesn’t even have an ice maker! We fill up cube trays and put them in the freezer like mid 20th century savages. The fridge that came with our place when we purchased four summers ago died (as did the stove earlier this year). We had planned on doing an expansion and remodel and so I didn’t want to spend much on a replacement (assumption was that this new one could become a garage fridge). But now it’s looking like we won’t, so I’m just going to replace the dishwasher, sink and formica countertops and accept my lot in life (our seller, who did almost zero updating over their 45 years of ownership, did actually have okay looking wood cabinets installed about 20 years ago – but when they did, they had NEW formica installed, which is crazy).

  17. The house I bought came with a refrigerator with an ice maker, but not a water dispenser. It is only 2 years old. I don’t understand the market for a refrigerator with an ice maker but without a water dispenser. I have a water filtration system under the kitchen sink, but I really miss having it in the refrigerator.

    All the appliance repair people I talked to when buying my refrigerator two years ago told us that the water dispenser in the door of the fridge was always the first thing to break and it was costly to have repaired. That plus the clean look of the door without it convinced us not to get the water dispenser. We have the ice dispenser in the drawer freezer.

  19. I’ve never chimed in before but have been reading this blog for years. I’m in the process of building a home and have been looking at appliances. Many of the newest french door refrigerators (GE profile and cafe, bosch, thermodor) have water dispensers inside of the doors, so they don’t disturb the look of the door. I’m not sure if they are any more reliable though.

    How many are buying the refrigerators with built in coffee makers? I heard from a GE repairman that those are the worst for repairs because they have a lot of semiconductor components that can break down.

    Having an appliance with the primary job of cooling also have a heating element is … a questionable approach.

    The purpose built, built-in coffee machines seem to have enough problems on their own, I cannot imagine building it into a refrigerator (yes, I know they in fact exist).
