  1. For >$1MM, a dining room would be nice

    A tub overlooking the LR?

This seems to have been a challenge to design the most useless/pointless dwelling possible.

Floor plan would have been helpful as well as some additional pictures, good job realator!

  2. I’ll go with what I said about this place when we discussed it in 2012. It seems soulless. Kind of like a museum more than a place to live. And I hate the location.

  3. I was not expecting to have such a visceral negative reaction to this place, but I absolutely hate almost everything about it. The weirdly cramped 2-story kitchen/living room with no room for a dining table – hate it. The windows in the bedrooms – hate. The tile/finishes/lighting in the bathrooms – hate. The WTF bathtub room that opens to the terrace AND is open to the floor below – hate. The weird narrow terrace with the two chaise longues facing each other – hate. The roof deck with no shade – hate. The location – so much hate.

The exterior is… ok? Better than 90% of the ugly condos that line Ashland from Fullerton to Irving Park, I guess.

It takes all kinds, though, so someone will probably pay a million bucks to live here.

  4. The unit is a little quirky but it looks like a solid bachelor pad for a young doctor or high income tech bro. The location is not ideal but if this was on a quiet tree lined street a couple blocks east it would be listed at least another $100k.

  5. “if this was on a quiet tree lined street a couple blocks east it would be listed at least another $100k.”

And if this is remotely worth $1.1m, only $100k more would be a bargain to move from a C- to B+/A- location.

“NEARBY: LINCOLN PARK ZOO, THE SECOND CITY, NORTH AVE BEACH, CHICAGO HISTORY MUSEUM, LINCOLN HALL, THE J. PARKER”

Aside from the not actually close-ness of all that, what’s the crossover between J.Parker and the History Museum?

And J.Parker and Lincoln Hall?? WTF?

    Should’ve highlighted the dragons.

  6. I like all of the windows in this place, but dislike almost everything else. I think this location is close to being unlivable – busy 4 lane street across from an elementary school. The constant rumbling of buses and trucks combined with the screaming of children would irritate me to no end.

  7. False advertising. It’s not near any of those places.

Hopefully no one is fooled, but shame on the person who wrote that garbage. It should say, “near ugly strip mall/big box store/highway/warehouse area that some unscrupulous real estate agents call ‘West Lincoln Park.’ “

  9. $1.1 ML and the kitchen island is your dining room table?!?!?! Nice outdoor space, elevator are +’s, but funky layout and mediocre location. Will require a big haircut on price in order to sell.

    SOLD ON JAN 28, 2022 FOR $895,000

$30k nominal gain in 7.5 years.

    Always wrong.

  11. “Always wrong.”

Yep. Chatterati is always wrong. Always, always, always. This has been true since 2007.

Always WAY too bearish. Have always acted like these properties will NEVER sell but they always do. Heck, even the gold coast mansions that have been on the market for 7+ years will one day sell. Lol.

I just walked by one the other day. Still no one living in it. I think they took it off the market but damn. Imagine having a huge mansion just sitting there year after year. Heating and cooling it. No life inside. Paying the taxes.
