Trying to Sell a 1-Bedroom in River North 3 Months Later: 70 W. Huron
We last chattered about this 1-bedroom unit in the Hermitage at 70 W. Huron in River North in April 2009.
See our prior chatter and pictures here.
Since then, the unit has been completely repainted and the price has been reduced by $25,900.
Or you can now also rent the unit.
Will it finally sell at this new price?
Nick Patterson at Kale Realty has the listing. See more pictures here.

I was in this unit (and several others in the same tier) a few months ago. It was fairly nice, but the building as a whole felt very 80’s. At that price, or a little more, you can do better in that neighborhood.
Good luck with 5 other 1brs avail on higher floors for same/less
2003 = 240K + 35K
1007 = $249K
1905 = $243K
304 = $240K
506 just closed for 220K and 603 closed for 225K
so they are listing at 250 to concede at 225ish.
Walked by this last night on the way to Celtic Crossings for a proper Guinness pint. The building from the outside looks kinda like an Eastern European apartment complex-you will live here and like it comrade! I especially liked the prison look of the balcony railings. After looking at the inside pictures -it is just as depressing as the outside.
I feel claustrophobic just looking at those low ceilings.
Pretty sure its an American INVSCO building. Stay away!
I don’t know what you guys are talking about, this building is fantastic. 2 of my friends live there. the location alone is worth it. i saw this particular corner unit and i liked it. doesn’t feel small at all. actually it is larger in sqr foot than my current 2 BR apartment in lincoln park.
also, keep in mind the the other units in the bldg mentioned above are not corner units and are like 200 sqr feet smaller
I love this location despite having to occasionally deal with Pete Wentz across the street. I’m definitely not in love with the unit, though. I don’t think the price is too far off considering the neighborhood. I’m just glad this isn’t some 2/1 in uke village or buena park demanding the same price.
i saw this place last week. it was really nice. i love the long foyer and hallway upon entrance. makes the condo seem even bigger. there is literally nothing to do, everything’s been updated. now that the price is down to these levels, I am sure it will go quick. I am trying to sell a studio of my own which I need to do first before I buy anything. I am afraid I may miss out on this one and it is only 1 of 2 available in the building right now.
hey all. latest word on this condo, it got rented out. I believe it is still on the market, but as an investment property now. Could be a sweet investment. Other condos in the building are renting out for 1500 – 1800 a month with parking. And the mortgage estimate I recieved for this place came to 1250 a month. $$$$!
Don’t forget the $681 per month of tax+assessments too… so your 1250 a month mortgage should be added onto that, hell i’ll do the math for ya. $1935 a month. Not a “sweet investment” but certainly a nice place to live!
What did it rent for?
Rented for $1750 including one parking space
good use of math but still a good investment in my opinion, if you hold onto it for a few years at least. chicago is the next manhatten!
