  1. The inverse of Stevo’s napkin method sez this place is ‘worth’ about a $3k/month rent, including the parking. So, if the SF is about legit, not too far off a rental replacement.

    BUT need to have a 10+ year horizon (imo), and reasonably believe you’ll be able to navigate the spiral steps for that period. OR enough $$ that the principal isn’t a big deal either way.

    It was there in the prior sale too so it’s clearly been around awhile.

  6. Yes, take the glass doors down to expand the overall living space and then make the loft the bedroom. Well and get rid of the overdone light fixture but have no idea what to do about the floors..(Floors like that seem like a funeral home) and the railing on the staircase.

  7. It’s a fun/unique unit…you don’t see a duplex/ two story living room in this location for this price very often…. Also for rent for 3K/month
