At $649,900, is this the going rate for new construction 2/2s in this hot neighborhood?

  3. looks like it will be nice, but I just would not want to live right here. Across from a school pretty much sucks, and unless/until the city does something about the seasonal gutter punk infestation, I wouldn’t want to be this close to the park, especially on Damen. And next door to a church isn’t awesome, either.

    Are you referring to the place across the street just south of the school? If so, it’s not a church anymore. Converted to apartments a couple of years ago.

  5. However nice they make the interior, there’s no putting lipstick on a pig. This is a $649,000 2-bedroom on a busy street next to an alley. Way too many strikes against it. I can find a much better 2 BR for less.

  6. This place is a joke for the money-small, mediocre location, boring interiors…the deck is very nice and unique but seems overvalued here.

    No, the Pentecostal Church of God that is across the side yard.

    I’m sure the congregation are all nice people. I don’t think that places with high volume use are great neighbors. And, if they ever sell to a developer, that’s going to end up a 3.5/4 story building, blocking most of the light to the sideyard.
