It does have some of its original features, however, including the marble fireplace and the stained glass window in the living room.

3 out of the 4 bedrooms are on the second floor including the master suite which has a marble bath.

The fourth bedroom is in the lower level along with the recreation room and the laundry room.

There’s a two-level deck with skylights off the back of the house which leads to the garage.

The house is in the Nettlehorst school district.

This property last sold in August 2016. Back then the listing simply said, “In needs of total Rehab.”

  1. Very nicely done. I wonder if the fact that it sides up to Cesar’s is a factor in why this place is sitting. I would think that this proximity to Broadway & all of the businesses is a negative consideration.

  3. Main floor living area looks really narrow.

    I like the concept of the family room off the kitchen, but this doesnt seem well executed

    At $1.25MM, I think most would prefer a SFH Vs a Duplex

  4. Hard to say why it didn’t sell without seeing how high the price was before the current.

    Even given how close it is to the lake, extreme south LV, I don’t know that $1.25m seems all that low given the small lot with no real yard and being attached. I also think the neighborhood has negatives for a family, given how congested it is and that it is largely a mix of older people and then singles vs. going to some areas south or farther west, and has such an active nightlife around there. Dunno.

    Looking at comps, I see sales for a SFH for $1.2 m on Wolfram near Halstead, and also $1.2 m for 702 W Wellington (not as rehabbed, but better lot and cute). Then you get $2.1m for 338 W Oakdale, but that’s closer to the lake and much bigger and new, so not really comparable. 454 W Barry doesn’t have enough information for a real comparison, but looks bigger with a better lot, although perhaps on an alley and not as charming from the exterior.

  5. Oh great, yet another vintage property that looks great on the outside but like everything else done in Chicago in the past five years on the inside. Yawn.

  6. Agree with Stephanie – it looks great outside but is an utter yawn within. So generic. There’s nothing inside that screams, “This is a $1 million home.” Small lot and it looks like it’s right behind stores on Broadway, meaning possible dumpster issues (smells, rats, noise etc.). All this could explain why it’s not selling.

  9. I have toured this property. It is a beautiful structure but I felt the rehab quality is not as nice as it could/should be for this price point. I did like the layout.
