  3. Bad Klipsch speakers aside, agreed that the unit works but

    The this set brick is a horrible choice in the kitchen, the joint work looks like shit and its stained

    Adding a transom light and transfer grills would have been a big improvement

    The hotel style vanity with towels underneath looks cools but sucks in real life

    The HOA fees are a kick in the old bean bag

    I think the current owner lost money on the reno

    relative to either of those, sure looks like $50k in updates, but are they exactly what you want? If so–>perfect place.

  10. Why would a 20-30 something year old finance bro put $78k down and have a $3500 a month mortgage to live in a JR 1 bed in a 20+ year old building with a risk of special assessment? Instead I can keep my $78k invested in the stock market and I can move into a brand new luxury apartment that has 20 something women dripping all over the place. This building is likely filled with 50+ year olds.

    I do not know any downtown condo building that allows Airbnb. They all put the kibosh on any short term rentals years ago. But if this building hadn’t, the listing agent is remiss to NOT publicize this as an investment opportunity for STRs.

    Really? $712 a month is “ouch” for a building with 24/7 doorstaff with just 87 units? Also have to pay for the parking garage. Is it heated? That’s a big cost.

    Also covers heat, a/c, gas, cable and Internet. How much would those cost you each month if you were paying them individually?

    If anything, this HOA seems too low for a building of this size with these amenities.

    So many of you are clueless as to what it costs to operate a larger condo building.

    Nope. This is actually cheap for what you are getting.

    Compare it to what you’d pay for a 1-bedroom in a nearby luxury apartment building with one parking space and the “amenities package” included (which includes water, garbage, Internet, exercise room and other amenities).

    Just the parking and amenities package is usually $500 to $700 a month in nearby luxury apartment buildings. It’s really the parking that is the big cost. Amenity package is a few hundred and parking a few hundred.

    Many of you are still living in the 1990s on pricing and costs in Chicago. Salaries and benefits on the doorstaff alone have gone up in the last 20 years. The HOAs have to pay for rising wages, especially in the last few years.

    I owned one of the large 2 bedrooms at 600 N Fairbanks (yeah yeah yeah) for 4 years. I am intimately aware of the costs of living in a large condo building with amenities…

    The subject unit was only a couple hundred dollars less than my HOA was for a much larger (1800+ sq ft) and much more expensive unit.

    As I said in my next post, AC included is nice, but that’s a big number.

  20. And to be fair, that was a few years ago, but when I sold my HOA was just over a grand / month.

    Don’t get me started on the property taxes…which along with my kids getting older was why I sold. It was an in-town place for us all 4 years.

    HOA on my unit probably 400-500 more than this unit.

    Still ouch in my world.

    Gee, 600 N Fairbanks? When did you own it- when the building was new? Come on Ice.

    HOAs are always artificially low when the building gets built. They go up later, 10 years into it, when the developer gets out of the building and there are things that need to be paid for, including the reserves.

    If you were paying just $1000 for a 1800 square foot unit in a building with 24/7 doormen, pool, exercise room then you’re going to have special assessments or the building doesn’t have a reserve fund. Or both. Did that include the parking? Isn’t that garage heated? Should have $100 extra for parking assessment too.

    No big units are on the market right now but the smaller 2/2s have HOAs of $870 to $915 a month. Don’t know if that includes a parking assessment too.

    It is NOT a big number for parking included and a building with under 90 units and full time door staff. Few people are paying for those employee benefits.

    It’s one of the reasons I would never buy in a smaller “big” condo building with full time door staff. Give me 300 or 400 units every time.

    As I said, your cluelessness may vary.

    I didn’t buy new…several years later after the recovery.

    Fairbanks is run very well with more than adequate reserves and maintained impeccably.

    It’s not even 20 years old yet. But they did have to replace the roofdeck already, right? That was a few years ago. Also constantly redoing the lobby for some reason.

    The garage was heated so that’s always going to cost quite a bit for the assessment.

  25. The board at Fairbanks always seemed to be proactive. When I was there they replaced all hallway carpeting and painted hallways. They also resurfaced the parking garage floor (due to an installation issues I believe).

    I know they replaced the deck furniture…but not sure if they did the deck itself. That deck is what I miss the most. It was the best.

    They love that lobby too… I bet they always want it to look fresh and sharp.

    I know that building and design isn’t for everyone, but it was a pleasure to be there.

  26. This layout in this building was one of my top choices when looking 6 years ago. I would have wanted to be closer to the top for the better views though. Honestly felt I could make the layout work well with a desk / flex space in the front and the main living space with lots of light.

    I had a coffee at the mini park across the street and saw the folks going in. They were no where near the same demographics as the ones in my river north highrise. SOOO glad I bought in my building instead. I don’t have parking (don’t need), but I have a much more social atmosphere and great amenities (gym with 100lb dumbells, top tier pool deck, several party rooms, etc.)
