We’ve chattered about this vintage 1-bedroom with  sunroom in Lakeview several times.

It has been reduced another $9,000 and is now listed $29,000 under its original list price.

The unit has hardwood floors throughout and the larger floor plan of vintage units with a dining room and a unique sunroom.

It has central air but no washer/dryer (but it can apparently be added.) There is no parking.

Will this unit be going back to the 2002 price?

  1. Yikes, am I correct in seeing two mortgages totalling $218,586 from 2007 on the CCRD website? Looks like this seller will be coming to closing with extra $$.

  2. Boystown? No thanks. You’re cutting out a large portion of your target market due to that location. Also, there are many 1br’s under 200k now. With the double dip confirming the need for lower prices, I would say at least 175 as a starting point to sell.

  5. “Boystown” is also “Yuppietown.” Lots of straight folks live around there, trust me.

    LOVE those windows! Glad that they’re being featured in the photos – they really “Make” this space!

    I live at plaza 32 (3232 N. Halsted) which is closer to the heart of “Boystown” – the interesting thing is that the majority of the condo/townhouse owners in my building and neighborhood are straight and have small kids. There are very few gay people that actually own in this neighborhood. It is kind of strange….

  7. Remember, Boystown is only 20% gay. That means it’s 80% straight and always was. People have always lived with families in this popular urban area. It’s a great area with a lot of retail and entertainment that is hospitable to gays and straights, singles and families alike.

    However, I see this place selling at more like $180K, especially since there is such a superfluity of one-bed condos in the area, and in the city as a whole. Most people do not regard a one bed condo as home.

    I always found it strange too, my sons god parents (a male gay couple) live in Rodgers Park as do their gay circle of friends and have for many years now. my other gay friends live by diversey and the lake (is that LP or LV there?).
    Now this is only my view and the friends i have does not reflect the whole gay population. i just find most live north in RP.

    Depends which side of Diversey.

    I’m a straight male that used to live in Boystown and loved it. Not to espouse stereotypes too much, but it really seemed like my gay neighbors took more pride in their homes and kept them up incredibly well. I loved it so much, I’m moving back!

  10. I am not excusing any remark. Actually quite the opposite. Trying to point out that stereotypes and intolerances aren’t nice or appropriate no matter who they are directed towards (majority or minority). Can’t we all just get along….or at least hold our opinions regarding age, race, gender, sexual orientation, income level, etc. to ourselves. Or, in turn, have the strength to just accept that some people are plain ‘ole mean and ignore them as that is all they deserve? No recognition.

  12. So I guess its also horrible to say I wouldnt want to live in a place on 95th because its a ghetto

    actually 95th really isnt that bad the closer you are to evergreen.
