    Can one get window units with sophisticated chips?

    Nice place, not optimal for a lot of folks 2 kids as one is going to be sharing the Bath with mom & dad. A powder room would help a lot.

    I think its still a bit overpriced, probably going to go for $600k

    I think I’d prefer this unit at 2931 though, at $575K.

    You’d have to sacrifice the tiny 3rd bedroom but would get 2 full size bedrooms with distinct bathrooms. Also, I think separate dining and living rooms are important as more couples wfh. And the living room is separated enough to function as a guest sleeping space for a weekend.

    Assuming listed s/f is correct, it’s 500 s/f smaller. Yes, kitchen is nicer, but I’d value the smaller 3rd bedroom much higher over using the dining and living rooms as a wfh space. I also want no part of guests sleeping in my living room.

    Thanks for posting the unit across the street KK. It’s much smaller though. But it does have C/A. If you have a car, a bit of a pain. You’d have to find the rental parking somewhere nearby wherein the subject property actually has a transferrable rental spot in a lot next door.

    Subject property has 3 bedrooms AND the sunroom. Plenty of places to work from home. I’d close off part of the dining room on the 2931 unit and create an office. The space is wasted as it is (used as a sitting area.)

    But I actually liked 2931 much more in the 2021 sale. The kitchen was cute. Why’d they remodel it so soon? The remodel is beautiful though.

    Remodel is in the very modern, RH type style. They also took out the built-in bookshelves in the living room.

    Maybe I should crib on 2931 for tomorrow? ha ha. It’s definitely an interesting unit as well.

    But you’re right that it has two distinct bathrooms. In subject property, guests have to walk through the third bathroom to get to a bath OR they are using the “primary” bathroom which is shared with 2 bedrooms and, really, the rest of the unit. No true en suite.

  5. It’s a bit disappointing that any vintage touches it might have once had are missing. Seems expensive. Handsome building though.
